Multihulls Australia, situated in the heart of downtown Mooloolaba, is right on the water at Mooloolaba Marina.

The office is managed by associate broker Ian Douglas , who has been around water his whole life. Ian is a Kiwi who started sailing on the East Coast of New Zealand in 1973 when his new wife suggested he should get a hobby. Since then he has competed in many races, cruises and delivery`s on many different types of Yachts in many parts of the World. Moving to the UK in 1976, Ian worked for Jaguar Yachts UK at the Earls Court London Boat Show. The show was an outstanding success for Jaguar and Ian was appointed marketing manager for the Company. One of His Clients was setting up a new flotilla sailing holiday operation in Greece and asked Ian to play a role in this set up. Hundreds of yachts later, and enough stories to fill a book, Sailing Holidays is still the largest of it`s type in the World.

Returning to NZ some years later, more racing, various roles in the marine industry, and a move to Australia saw Ian owning a successful Brokerage and Marina Management Company which owned for 25 years. Ian`s business philosophy is that there should be three happy people at the end of every boat sale, Seller, Buyer and Broker. He ensures that this is the end result of every transaction he conducts. TMC Australia is well positioned to assist with importation, berthing, sale and all the other issues that need attention when you arrive under sail in a new country. I bought a yacht that I had never seen. I did this because I trusted my broker Andrew Holland. It was not an easy job for Andrew, as I am an experienced boat builder and owner of previous yachts, but work in West Africa. Imagine how hard it was to communicate what I was looking for. Andrew came up with exactly what I wanted. He dealt with time delays, all my questions at odd hours, and was there for the survey. He reported honestly and professionally. After buying the yacht, I arrived at the boat on a Sunday night, after dark, after travelling from West Africa to the Caribbean, and found it was better than expected. He never pulled punches and made me aware of shortfalls. I expected to spend my one month leave working on the boat, but actually spent less than one week, and was able to spend 3 weeks sailing – wonderful bonus.

Australians wanting to buy a house need 1.6 times the average income to avoid falling into housing stress, new analysis has revealed.

Housing stress occurs when more than 30 per cent of earnings are spent on housing, and according to a new Redbridge poll, nearly half of voters are experiencing the phenomenon – including almost one-third of people spending more than 40 per cent of their salary.

Although the Reserve Bank this week left rates steady at 4.35 per cent, mortgage holders are feeling the pressure of 11 rate hikes in the past two years.

According to research undertaken by the Parliamentary Library, as requested by the Greens, for Australians to service a mortgage on the median $761,580 house without being in housing stress, they need a yearly income of $164,400, compared to the average income of $98,218.

In Greater Sydney, where the median house price is $1.36m and the average income is $98,353, only households with earnings above $293,578 will avoid feeling the crunch.

For the median priced unit of $767,250, an income of $165,623 is needed to avoid housing stress.

Across the eight capital cities combined, assuming the median house price is $866,000 and median unit is $620,000, and the average income is $98,218, respective yearly incomes of $186,940 and $133,837 are needed to keep repayments under 30 per cent of income.

Outside of capital cities where the average income is $98,218, earnings of at least $131,678 are needed to avoid housing stress on the median $610,000 house.

The analysis assumes mortgage holders have put down a 20 per cent deposit, and have a standard variable rate, paying principal and interest, of 6.49 per cent for a 25-year loan.

Greens housing spokesman Max Chandler Mather said the analysis showed the system was “broken”, and renewed his calls for Labor to wind back negative gearing and scrap capital gains tax concessions.

“The only way we are going to fix this crisis is if Labor finally works with the Greens to phase out the massive tax handouts for property investors, like negative gearing, that are denying millions of renters the chance to buy a home,” he said.

“Owning a home has become an ‘impossible dream’ for millions of Australians.”

Mr Chandler-Mather is currently causing headaches for Labor over the Greens’ refusal to support the government’s shared equity scheme unless changes to the property tax system are made.

Housing Minister Julie Collins said if the Greens wanted to bring home ownership “back into reach” for 40,000 Australian households they should help pass Help to Buy.

“Our government wants to help more Australians into home ownership, which is exactly why Help to Buy is so important,” she said.

“Help to Buy will reduce the cost of a mortgage by up to 40 per cent for low- and middle-income earners.”

The Greens have described the scheme, which would be offered to 10,000 households per year over four years, as a “lottery”.

If passed, eligible participants would require just a two per cent deposit to buy their first home, with the government taking an equity stake of up to 40 per cent for new homes, and up to 30 per cent for existing homes.

The government says that would not only mean needing to save less for a deposit, but also lower ongoing repayments amid high interest rate.

“If they really wanted to support home buyers, the Liberals and the Greens would back Help to Buy,” Ms Collins said.

A New South Wales corruption watchdog investigation into a senior planning bureaucrat alleged to have used insider information for personal gain through the government’s housing plan has been closed after investigators found “no evidence” of corrupt conduct.

The Independent Commission Against Corruption (Icac) on Monday afternoon announced – after a month-long inquiry following claims made in parliament about Katie Joyner, a planning director – that it would close the investigation.

“The commission is satisfied there is no evidence Ms Joyner or any other person engaged in corrupt conduct, and has accordingly determined to close its investigation,” an Icac spokesperson said.

Joyner on Monday said she was seeking legal advice about her options and had “always acted in accordance with my obligations as an employee of the department”.

“My partner and I have been severely affected by these unfair allegations, which were raised under parliamentary privilege,” she said.

“I do not understand why these allegations were not referred to Icac in the first place so that the matter could be properly investigated rather than allegations being made public.

“Now that the Icac investigation has concluded and I have been cleared of any wrongdoing, I will seek legal advice as to what legal avenues are available to me.”

The claims were made by the Liberal MP for Wahroonga and shadow attorney general, Alister Henskens, speaking under parliamentary privilege in February.

He said he had received “credible evidence” to suggest Joyner had used information gained through her work for personal gain after she and her partner, Gary Boyd, bought a property within 400m of Gordon railway station for $3.8m in August last year.

Henskens said documents showed that around the time the National Housing Accord was signed and before the state government’s transport oriented development (Tod) scheme was announced, the public servant bought a home in an area to be rezoned under the policy and attempted to form a “property syndicate”.

Henskens claimed shortly after purchasing the north shore property that she contacted neighbours about “banding together to sell their properties to a developer promising a significant uplift on its current value because of the government’s likely housing policies”.

“A strong circumstantial case that the property’s acquisition was motivated by inside information as to the planned Tod policy can be made out,” Henskens told the parliament.

The claims were then referred to the Icac to investigate.

An Icac spokesperson said: “During the course of its investigation, the commission obtained and reviewed relevant records using its powers pursuant to section 21 and section 22 of the Icac Act, conducted a number of interviews, including with Ms Joyner, and conducted forensic reviews of electronic devices.

“The commission also undertook a review of the timeline of the Tod process, and when Ms Joyner became aware of the relevant Tod affecting the area in which she purchased property.”

The Icac found “no evidence” that Joyner, nor any other person, had engaged in corrupt conduct.

Henskens said on Monday evening that he had noted Icac’s statement.

“I have not yet had the opportunity to discuss this statement with my confidential source,” he said.

“Until I have had those discussions, I won’t be making any further public comment.”

The planning and public spaces minister, Paul Scully, said it was “an extremely embarrassing situation for the shadow attorney-general”. “His assessment and judgement of what he identified as a ‘highly circumstantial case’ has proved to be nothing more than a baseless political attack,” Scully said in a statement on Monday evening. “The leader of the opposition should ask Mr Henskens to apologise.”

The big news for bargain hunters this week is Amazon's Big Spring Sale - an online event that's serving up thousands of discounts on everything from own-brand devices to big-screen TVs. There is one category that's conspicuously lacking in quality deals, however, and that's laptops.

In my opinion (as TechRadar's deals editor), you're way better served by heading on over to other retailers this week - notably Best Buy, Dell, and Walmart. All three of these retailers are offering exceptional discounts today on some of our favorite models with prices that are reaching Black Friday levels.

For example, over at Walmart right now you can bag the Apple MacBook Air M1 for just $699 (was $999) - a record-breaking discount on this superb laptop. Sure, it's a little older now but the MacBook Air M1 is still an exceptionally capable machine for everyday use - and incredibly light too.

I'd also recommend Dell's superb deals on its range of XPS 13 Ultrabooks. For example, the baseline 2022 model starts at just $599 (was $799) and there's also an option to get an upgraded Core i7 model for $799 (was $999) . These aren't as cheap as some of the options out there right now (notably at Best Buy), but these are Black Friday-level deals that are well worth considering.

For comparison's sake, most of Amazon's laptop deals in the Big Spring Sale are on budget machines like this Asus Vivobook Go for $279.99 (was $329) or this Lenovo IdeaPad 1  for $269 (was $299) . 

These deals are 'Okay' but they're nowhere near as good as something like this HP 15 for $349 at Best Buy or this Inspiron 15 at Dell for $399 . The best deal I've found at Amazon is this HP 15 for $699 (was $839) , but again I wouldn't recommend it over the MacBook Air M1 at Walmart - which is superb value.

Record low price: while we've seen the Air M1 go for as little as $749 previously, Walmart has just beaten that already-excellent discount by a whole $50 today. Not only is this an outstanding price for such a powerful laptop that still holds up great for 2024, but this could be the last chance to pick one up now that it's officially discontinued. Don't miss this awesome deal if you're looking for a great bang for the buck MacBook!

Best Buy has great budget laptops right now

This 14-inch laptop won't blow anyone away with its modest Intel Celeron processor, but it's cheaper than similarly specced options at Amazon right now. If you're looking for something to cover the basics - like answering emails or online shopping - then this budget-friendly HP is one of the best deals right now - just don't plan to take on anything too intensive with this machine.

Recommended: We're sneaking this deal from Dell into our list because it's absolutely fantastic value. For just shy of $400 you get yourself a powerful Ryzen 7 chipset, 16GB of RAM, and a 1TB SSD. While it's not a high-end laptop by any means, this Dell Inspiron is just about the best bang for the buck option you can get right now. If you need a reliable work-from-home laptop, this one is a particularly strong choice currently.

Another very strong mid-range laptop deal from Best Buy, this 16-inch Vivobook is a great allrounder with its Ryzen 7 chipset, 12GB of RAM, and 512GB SSD. It doesn't quite match the Dell above when it comes to outright specs but the overall design of this Asus Vivobook, which also has a slightly larger display.

The cheapest Dell XPS 13 you can buy right now is a third of the price of the latest 14-inch model. In fact, at $599, this deal is the cheapest XPS 13 we've ever seen. There are some trade-offs, of course, in the fact that you get a relatively small 256GB SSD and an older 12th gen Intel Core i5, but this machine still features a premium high-end design. If you're just looking for a machine to cover the basics this one is a great choice.

This mid-range Dell XPS 13 might just be one of the best buys out there if you're looking for a reasonably powerful lightweight Windows laptop. At $300 off, this one is a steal considering you get a powerful combination of a Core i7 processor, 16GB of RAM and 512GB SSD. While not as cheap as the model above, this one is a better buy if you need a machine to handle more intensive applications - not least because this is a Black Friday-level deal.

Price cut: we originally singled out this Dell XPS 13 Plus as a fantastic buy at its original sales price of $1,099 but now it's been reduced even further to a record-low of just $999. The Dell XPS 13 Plus is the closest in design and specs to the latest XPS 14, although it doesn't have the option to bundle in a GPU. Still, this laptop is a great performer with its Core i7 chipset - and it looks absolutely gorgeous with its sleek, trackpad-less design. At $999, this one is currently a massive $700 cheaper than the new 14-inch model so it could be a good option if you want a stylish lightweight laptop without completely breaking the bank.
