For the yachtsman looking for a long-range cruiser, Purgatory , a 2023 Sirena 68 is on the market at just shy of $3.7 million.

The Sirena Yachts 68 is an immensely practical semi-displacement cruiser. The hull is based on the Sirena 64, which debuted in 2017, and is an evolution that goes far beyond the extra few feet of length that have been added toward the stern, as reported in Yachting . Carbon fiber used in the superstructure lowers the center gravity while reducing the weight of the vessel, reducing overall fuel consumption and increasing the cruising range with added stability and a more comfortable ride.

Jeff Brown Yachts noted the interior is a special blend of craftsmanship, elevating every aspect of the space to make it feel welcoming, comfortable, and spacious. Interior design by Tommaso Spadolini, pairing Italian flair with Turkish craftsmanship, it is a yacht with significant aesthetic appeal. The Sirena 68 incorporates a German Frers semi-displacement hull form, which delivers long range through efficient operation at all speeds.

When fully loaded, six guests, fresh water and fuel tanks full, the Sirena 68 displaces almost 104,000 pounds. Purgatory has the upgraded twin 1,000 horsepower Volvo Penta D13 engines, which add a few extra knots to the top-end speed versus the standard 900 horsepower D13 engines. Cruise Purgatory comfortably at 16 knots for a 400-nautical-mile range, or throttle up to 28 knots when desired. With a 1,387-gallon fuel tank and 370 gallons of freshwater, plus 47 gal./hr. watermaker, the Sirena 68 is set up for extended stays on board.

Step aboard Purgatory and climb up the integral teak-clad steps from the port side of the cockpit to the flybridge. Purgatory has a hybrid carbon fiber flybridge with hardtop and open aft deck, which can be used for sunbathing, additional seating, a tender davit or more. Owner’s choice. The flybridge has a non-skid surface, a forward seating area with removable cushion and stowage underneath, a sofa to starboard that seats eight guests with stowage and a teak table, a minibar unit with sink, barbeque and stowage for optional fridge, portside wet bar with stowage underneath and a helm station with Garmin GPSMAP 8612, Garmin GHS 11 VHF Radio, bow thruster and more.

  • Shower with hot/cold water mixer on mast
  • Anchor windlass control
  • Navigation/anchor lights switch
  • Interceptor manual control
  • Chain counter

Purgatory’s main-deck layout is an open, single-level floor plan from the cockpit to the helm forward. The cockpit has a sofa with cushion and seating for up to eight guests with a teak table and teak sole protected by the flybridge overhang. LED spotlights under the flybridge are dimmable for night-time entertainment, and courtesy lights lead you up the stairs to the flybridge. Guests have access to the swim platform on both the port and starboard sides via steps, which are protected by two stainless-steel and Plexiglas® gates. Crew has access to the engine room from the cockpit via a hatch or soft patch for engine or generator removal. In case of emergency, owners have access to an emergency panel, which can activate the fire- suppression system manually.

Entering the salon through a sliding glass door, the first thing you will notice are the nearly 360 degrees of windows providing ocean views and allowing natural light to flow into the salon. Carbon fiber construction of the flybridge allowed for engineers to use pillars and support beams to support the hardtop and flybridge, enabling more windows in the salon and galley. The salon has a wooden sole, an upholstered C-shaped sofa, portside coffee tables, starboard cabinet with drawers and TV lifting system. LEDs in the salon are controlled by a dimmer, and windows have black mesh covers to reduce outside light. The helm is forward and to port with the same amenities as the flybridge helm. Abaft the salon is a dinette to starboard, which is conveniently across from the aft galley. Evening entertainment can be provided by the Fusion Marine entertainment system with two speakers in the salon and two speakers in the cockpit. 

The galley is located to port just inside the sliding glass door from the cockpit and abaft the main salon. Open the galley window and sliding glass door and the main deck becomes an open-air environment with the cockpit, galley and salon areas all connected, allowing owners to comfortably entertain guests. 

The galley has a wooden sole, Corian countertops, four-hob glass ceramic cooktop with stainless-steel pan holders, microwave oven, refrigerator/freezer, 9.2-cubic-foot extraction hood, stainless-steel sink and water mixer, low cupboards and trash can all lit by LED spotlights. The galley truly brings the comforts of home to the water.

After a long day in the sun and an evening of lively entertainment, a good night’s sleep is well deserved. Down a set of carpeted steps lit with courtesy lights into the lower deck, owners and guests will have access to the master stateroom, a VIP stateroom, each with a private head, and a third guest stateroom, also with head access. 

Located amidships, the master stateroom is a full-beam suite with a double berth and nightstands with stowage. Owners will enjoy the walk-in closet aft on starboard side next to the en suite head, while a full-size mirror and vanity table with seat are to port. There is stowage on the starboard side with eight drawers. Dimmable LED spotlights, two wall lights, courtesy lights and reading lights are adjustable to the owner’s preference. Two hull-side windows will allow light into the master stateroom.

Guests can take their rest in either the VIP stateroom or the third guest stateroom. The forepeak VIP has carpet and laminated wall panels. The double berth has stowage underneath and chest-type stowage with cushions in front of the berth. There is more wardrobe stowage in portside shelves and a hanging locker to starboard. There is a vanity with a seat, full-size mirror and nighttime reading lights. 

The final guest stateroom is located on the port side with carpet. Twin berths have stowage underneath and a shared nightstand, making it a solid fit for the kids.

Purgatory also has crew quarters available with two bunk beds accessed via a pantograph door on the stern. Crew members have access to a kitchenette area with sink, a sofa, which seats three, and a door to the engine room.

Before the city of Muscatine was even founded, less than half a mile away and parked right in the middle of the Mississippi River, Towhead Island was a landmark to be navigated by seasoned riverboat captains.

And now, in a unique opportunity, the 129-acre site is up for sale.

Located five minutes by boat from the city shoreline and positioned in plain sight from the downtown riverfront, the two sections that comprise Towhead Island are listed at $1.5 million by Muscatine Realtors Dave and Steve Armstrong.

“We couldn't find anything like this that ever sold in our area. It's definitely once in a lifetime,” Dave Armstrong said.

For two centuries the island has been a magnet for adventurous locals, day trippers, curious hunters, fishing enthusiasts and a handful of commercial enterprises. The northern slice of the island’s solid terrain touches the edge of the border with Illinois, that invisibly divides the Mississippi River. On the southwestern end, local barges are anchored and rent their mooring from the current owners. Over time, natural erosion has separated the island to create a navigable cut between the two halves.

Overseen by the same family for three generations, the seasonal visitors frequently took advantage of the peace and privacy.

“That was their vacation every summer. Spend a couple of weeks up there, and on the weekends, and they had a nice cabin,” Dave Armstrong said.

The owners also recall there was briefly a Boy Scout camp pitched on-site, and an outside venture that felled a section of trees and sold off the logs.

The Armstrongs are unaware of any tall tales or historical folklore connected to the land, so potential buyers hoping to uncover buried treasure or ghostly spirits, will be disappointed. But Steve Armstrong has heard a rumor the island once hosted a now long-lost inn that served thirsty men who traversed the waterway.

Like many long-time Muscatine residents, the brothers recall making their own short trips from the city, and “spent time on that island, on the beaches. It's a popular area where people do go out, boat, and hang out,” Dave Armstong said.

As weather patterns change, and the Mississippi River rises and falls, the visible landscape around the island can often change, and the inland pool might transform from a one-, or two-foot-deep feature, into an almost dry bed. It is more common to land catfish and other species that thrive in a fast-flowing environment from a seat on the island’s banks.

The setting also attracts ducks, geese, and birds looking for a safe haven. During one visit, the owners encountered a wayward fox and deer on the larger island. It is believed they either swam, or made the potentially treacherous journey when the river was frozen over.

As with any island property, albeit one so close to the mainland, the purchase does initially come with a series of challenges. Even a basic cabin would be best served if it was properly raised above the land to avoid the risk of flood damage. But the brothers are very confident neighboring companies would be able to execute any plans imagined by a future owner.

“The county is very easy to work with. We have plenty of contractors that could do things. There's a dock builder over in Illinois, just right across the river, that could help build docks, sea walls and flood walls. There are local people who can help figure out what to do,” Dave Armstong explained.

Although there is the option to convert part of the property into a commercial business, he expects the next owner will utilize the land as a one-of-a-kind vacation destination for their family.

“If you're going to buy it for an investment, it's probably not a great investment,” Armstrong said. “But if you're going to buy it for something to use and love, it’s a great price, because you're going to be the only ones that own an island in this whole area.”

Powerful Realtor Group Agrees to Slash Commissions to Settle Lawsuits

The National Association of Realtors will pay $418 million in damages and will amend several rules that housing experts say will drive down housing costs.

American homeowners could see a significant drop in the cost of selling their homes after a real estate trade group agreed to a landmark deal that will eliminate a bedrock of the industry, the standard 6 percent sales commission.

The National Association of Realtors, a powerful organization that has set the guidelines for home sales for decades, has agreed to settle a series of lawsuits by paying $418 million in damages and by eliminating its rules on commissions. Legal counsel for N.A.R. approved the agreement early Friday morning, and The New York Times obtained a copy of the signed document.

The deal, which lawyers anticipate will be filed within weeks and still needs a federal court’s approval, would end a multitude of legal claims from home sellers who argued that the rules forced them to pay excessive fees.

In a statement released on Friday morning, Nykia Wright, the interim chief executive of N.A.R., said “It has always been our goal to preserve consumer choice and protect our members to the greatest extent possible. This settlement achieves both of those goals.”

Housing experts said the deal, and the expected savings for homeowners, could trigger one of the most significant jolts in the U.S. housing market in 100 years. “This will blow up the market and would force a new business model ,” said Norm Miller, a professor emeritus of real estate at the University of San Diego.

Americans pay roughly $100 billion in real estate commissions annually, and real estate agents in the United States have some of the highest standard commissions in the world. In many other countries, commission rates hover between 1 and 3 percent. In the United States, most agents specify a commission of 5 or 6 percent, paid by the seller. If the buyer has an agent, the seller’s agent agrees to share a portion of the commission with that agent when listing the home on the market.

An American homeowner currently looking to sell a $1 million home should expect to spend up to $60,000 on real estate commissions alone, with $30,000 going to his agent and $30,000 going to the agent who brings a buyer. Even for a home that costs $400,000 — close to the current median for homes across the United States — sellers are still paying around $24,000 in commissions, a cost that is baked into the final sales price of the home.

The lawsuits argued that N.A.R., and brokerages who required their agents to be members of N.A.R., had violated antitrust laws by mandating that the seller’s agent make an offer of payment to the buyer’s agent, and setting rules that led to an industrywide standard commission. Without that rate essentially guaranteed, agents will now most likely have to lower their commissions as they compete for business.

Economists estimate that commissions could now be reduced by 30 percent, driving down home prices across the board. The opening of a free market for Realtor compensation could mirror the shake-up that occurred in the travel industry with the emergence of online broker sites such as Expedia and Kayak.

“The forces of competition will be let loose,” said Benjamin Brown, co-chairman of the antitrust practice at Cohen Milstein and one of the lawyers who hammered out the settlement. “You’ll see some new pricing models, and some new and creative ways to provide services to home buyers. It’ll be a really exciting time for the industry.”

The original lawsuit, filed in April 2019 by a group of Missouri home sellers, ended in a verdict of $1.8 billion in October. Because the suit included accusations of antitrust violations, plaintiffs could have been eligible for triple damages of up to $5.4 billion. In exchange for the reduction in damages, the association gave up its right to appeal. The verdict sent shock waves through the real estate industry and has since catalyzed into more than a dozen copycat suits across the country, including a nationwide class-action case that ensnares the country’s largest brokerage and its owner, Warren E. Buffett. That brokerage, Berkshire Hathaway, has not settled, but others, including Keller Williams and Re/Max, have settled in separate cases. N.A.R. now joins them.

Under the settlement, tens of millions of home sellers will likely be eligible to receive a small piece of a consolidated class-action payout.

The legal loss struck a blow to the power wielded by the organization, which has long been considered untouchable, insulated by its influence. Founded in 1908, N.A.R. has more than $1 billion in assets, 1.3 million members and a political action committee that pours millions into the coffers of candidates across the political spectrum.

The antitrust division of the Department of Justice is continuing its investigation of N.A.R.’s practices, including the organization’s oversight of databases for home listings, called multiple listing sites or the M.L.S. The sites are owned and operated by N.A.R.’s local affiliates. For decades, the Justice Department has questioned whether these databases stifle competition and whether some N.A.R. rules foster price-fixing on commissions.

Some experts said the shift on commission structure, and the billions of dollars that would flow into the housing market as a result, could spark a recovery in the housing market, going so far as to say that it could be as significant as the 1930s New Deal, a flurry of legislation and executive orders signed by President Franklin D. Roosevelt designed to stabilize and rebuild the nation’s economic recovery following the Great Depression. This included the Better Housing Program, which was designed to make housing and mortgages more accessible and led to the creation of the Federal Housing Administration.

The financial crisis of 2008, when home values imploded, and earlier changes to the mortgage industry in the 1970s and 1980s, including the creation of Freddie Mac and the introduction of the adjustable rate mortgage, also set off permanent transformations. With Friday’s settlement, the process of buying and selling a home is now in for another historical change.

“This will be a really fundamental shift in how Americans buy, search for, and purchase and sell their housing. It will absolutely transform the real estate industry,” said Max Besbris, an associate professor of sociology at the University of Wisconsin-Madison and the author of “Upsold,” a book exploring the link between housing prices and the real estate business. “It will prompt one of the biggest transformations to the housing market since New Deal-era regulations were put in place.”

The October verdict landed at a time of swirling controversy for the organization , and in the last five months, its internal turmoil reached a fever pitch. Its chief executive, Bob Goldberg, announced in a closed-door meeting that he would retire , just days after the verdict. His exit followed that of N.A.R. president Kenny Parcell, who resigned in August two days after a Times investigation revealed widespread allegations of sexual harassment.

In January, N.A.R.’s new president, Tracy Kasper, who had stepped into the role early with a pledge of reshaping the organization’s culture and fighting the lawsuits at all costs, announced her own sudden exit after N.A.R. said Ms. Kasper was the target of blackmail.

Despite N.A.R.’s turbulence over the last several months, however, there was one constant: their insistence that the lawsuits were flawed and they intended to appeal. With Friday’s settlement agreement, N.A.R. gave up the fight.

The settlement includes many significant rule changes. It bans N.A.R. from establishing any sort of rules that would allow a seller’s agent to set compensation for a buyer’s agent, a practice that critics say has long led to “steering,” in which buyers’ agents direct their clients to pricier homes in a bid to collect a bigger commission check.

And on the online databases used to buy and sell homes, the M.L.S., the settlement requires that any fields displaying broker compensation be eliminated entirely. It also places a blanket ban on the longtime requirement that agents subscribe to multiple listing services in the first place in order to offer or accept compensation for their work.

N.A.R. has repeatedly insisted that it does not own multiple listing sites, but the majority of them are owned and operated by the local Realtor associations that operate as N.A.R. subsidiaries. Now, with the settlement effectively severing the link between agent compensation and M.L.S. access, many agents are likely to rethink their membership in the association.

“The reset button on the sale of homes was hit today,” said Michael Ketchmark, the Kansas City lawyer who represented the home sellers in the main lawsuit. “Anyone who owns a home or dreams of owning one will benefit tremendously from this settlement.”

Iconic 'little blue boat' that calls Montrose Bay home up for sale after family makes tough decision

For almost 50 years a little blue boat has been moored on the River Derwent in Hobart's northern suburbs by the side of a busy highway.

It is known affectionately by many Tasmanians as "the little blue boat", and has floated alone next to the Brooker Highway at Montrose Bay over the decades.

Sea Breeze, its official name, was built by Robin Attrill in his Montrose backyard in the early 1970s.

His son Colin Attrill said the boat was launched at Macquarie Wharf in 1976.

"It's been on the mooring in Montrose Bay ever since, and that's why it's such an iconic little blue boat," he said.

Tasmanians curious about 'little blue boat'

The boat is an object of fascination for Brooker Highway motorists and foreshore walkers due to it seemingly never moving.

Colin Attrill said it was "absolutely amazing" the number of people who would stop and talk to him about the boat when he was launching the dinghy to go and check on it.

"The number of people that talk to me that are walking past and go 'that boat has been there forever' and 'it was there when I was going to school or every day when I've been driving to work'," he said.

"Some people say they've never seen it move. Well it used to move all the time.

"Of late it's slowed up, we're all busy and dad has slowed up. We lost mum and once that happened it impacted on family activities."

Tough decision to sell

Its owner is now 91 and the boat has not been sailed for about 10 years.

Colin Attrill said the family had recently made the tough decision to try to sell the boat.

"Dad isn't well and he's gotten old, which we all do, and the boat's got old," he said.

"Anyone who knows about a timber boat knows that they need maintenance."

Mr Attrill said the family used to put the boat on the slip at least once a year to clean and antifoul it, and do any repairs.

"But the past few years Dad has been unable to do anything, and the boat unfortunately has just sat on the mooring," he said.

He said the family decided it was time for the boat to have a new owner.

"Nobody is using it, it needs a new owner who will give it the time and get the enjoyment out of it that we had growing up," he said.

"It's a great boat, and there are many years left. Wooden boats just last."

'Next phase' for the boat

The Attrill family is full of passionate sailors and Robin's brother Peter represented Australia in sailing at the Helsinki Olympics in 1952 — Tasmania's fifth Olympian and the first to represent the state in sailing.

When Robin finished building the 25-foot river cruiser, known by the family as The Breeze, it was used for trips away around Hobart.

"We used to have family trips down the channel, down to Cygnet, down to Dover, and all places in between fishing and weekends away," he said.

"We also used to go to events in Hobart like the Hobart Regatta, the Sandy Bay Regatta. We'd be down the river at any chance, or up the river. She made it to New Norfolk a couple of times.

"The boat was all over the place, wherever we could."

Mr Attrill said it would be a sad day when the boat left Montrose Bay after almost 50 years.

"We will see where it goes and where it ends up and what's the next phase for the boat," he said.

Over the years its owner has been keeping a watchful eye on it just a matter of metres away, across the Brooker Highway from his Montrose home of more than 70 years.

"He's always been there. He'd open the blinds in the morning in the kitchen and look out the window and there's the boat," son Colin said.

"It's always been a part of his life."

A private jet and two yachts have been seized, as three people have been arrested, in a £76m raid on a group who ran luxury care homes.

Two sites were raided across St Leonard's, Dorset, and Aylesbury, Buckinghamshire, as part of the Serious Fraud Office (SFO) probe, supported by the National Crime Agency (NCA).

The investigation is looking into the UK registered property developer, the Carlauren Group, which collapsed into administration in November 2019.

When it folded, the SFO said that it led to some elderly residents being forced to move out, and left 600 investors out of pocket.

The Carlauren Group bought 23 properties across the UK, often former hotels including the historic Windlestone Hall in Durham, and allegedly claimed to offer annual 10 per cent returns to investors as it sought to turn the buildings into high-end care homes.

The SFO raided two sites today

However, the SFO said only nine of these became operational and some continued as hotels instead of care homes.

Alongside that, the group allegedly purchased a number of supercars, including two Lamborghinis and a McLaren 570GT, a private jet and two yachts.

Nick Ephgrave QPM, director of the Serious Fraud Office, said: "This company's abrupt collapse has created turmoil and enormous anxiety for many, with elderly people forced to vacate their homes and investors left with nothing.

"Today's arrests are a major development in our investigation and a step towards getting the answers so many people need."

The group was said to have had 600 people and companies invest in the scheme through the purchase of rooms that were to be rented out to the elderly.

This was inside luxury facilities that boasted of swimming pools, room service and other amenities.

According to the SFO, the rooms were advertised and sold with a guaranteed annual payout and opportunity to sell the asset back for a profit after 10 years

Creditors are coming after Rudy Giuliani's $3.5 million Florida condo in bankruptcy filing

Rudy Giuliani may have to sell off his Palm Beach, Florida home — his second most valuable reported asset, creditors said — to help settle his debts in bankruptcy court.

Giuliani, who filed for Chapter 11 bankruptcy , owns two residences, per a Friday filing in federal court.

One is his $6.5 million primary apartment in New York, which Giuliani had put up for sale last summer but took off the market in February . Per court filings, Giuliani's New York apartment is an exempt asset because it is his main residence.

Then there is his $3.5 million Florida condo, which is not exempt.

Creditors, who describe the condo as a "luxury building with amenities such as a resort style pool and outdoor lounge area," said the building is key to helping Giuliani satisfy their claims because he insists he has so few assets.

The filing was first reported by Politico's Kyle Cheney.

"On several occasions, the Debtor has emphasized his limited assets available for distribution to creditors — according to the Debtor's counsel, 'there's no pot of gold at the end of the rainbow,'" the filing said.

Even if he does try to say that he is entitled to live in Florida, creditors wrote, his argument falls apart because Giuliani has previously told the court he spends most of his time in New York City.

"Any proposal by the Debtor to both claim a New York State homestead exemption for the NYC Apartment and retain his nonexempt multimillion-dollar Florida Condo cannot withstand legal scrutiny," his creditors argue.

However, Giuliani has not taken any steps to sell the Florida home, the filing says. Meanwhile, he's been spending what little money he does have on $8,416 a month in "maintenance fees" for the condo instead of paying his debts. Creditors called it a "drain on estate resources."

His condo was previously placed under a federal tax lien of over $550,000 in late 2023, CNN reported at the time.

Giuliani's creditors also asked that he purchase homeowners insurance on the Florida and New York properties, saying the lack of protection puts creditors at a "great risk" should something happen to either home.

Giuliani — swamped with legal fees from civil suits and his RICO charges in Georgia — filed for bankruptcy in December. The most notable of his financial liabilities is the $148 million judgment for Georgia election workers Ruby Freeman and Wandrea "Shaye" Moss, which a court found him liable of defaming.

OL Groupe announces sale of Seattle Reign FC for $58 million

LYON, France — OL Groupe, the holding company organized around seven-time French champion Lyon, on Monday said it has signed an agreement with a group including the Seattle Sounders and global investment firm Carlyle for the sale of Seattle Reign FC.

The holding company said it will sell its entire stake, representing 97% of the club’s share capital.

“The sale price is $58 million for 100% of the shares,” OL Groupe said.

It said the transaction is subject to approval by the National Women’s Soccer League and Major League Soccer Board of Governors.

The Reign was purchased by OL Groupe in 2019 for approximately $3.5 million.

OL Groupe said the sale is part of the group’s strategy of refocusing on men’s soccer.

“OL Groupe is delighted with this transaction as it ensures a locally-led group will continue OL Groupe’s successful development of the Seattle franchise,” the holding said.

OL Groupe has been part of the Eagle Football Holdings controlled by American businessman John Textor since December 2022. The Lyon owner also has stakes in Premier League team Crystal Palace, Belgian club RWD Molenbeek and Brazil’s Botafogo.
