We had such a great experience! The photos do not do this boat justice, she is gorgeous! Plenty of space for 11 adults. Our friendly Capt Mark truly made our time on the water unforgettable. From start to finish, he ensured that every moment was enjoyable and safe. I cannot recommend this boat and team enough. Truly will never forget forget this birthday experience. Thank you Captain Mark, for a fantastic outing!
This was the most epic trip. We took our friends and family to Catalina for an amazing day. Captain Mark was absolutely phenomenal. He was super fun and accommodating. He took us around wherever we wanted to go and care of everything. He set up all the toys and made sure we had everything we wanted at all times. The boat is gorgeous and was spotless. This was one of the most memorable days ever. Thank you!!!
Captain Mark and Aperitivo = Only the Best! We had a super fun full life aquatic day for the Huntington Beach Airshow with fam and friends. Yachting with Captain Mark felt more like yachting with family. Mark has a boating CV that is lifelong, outstanding professional experience with a penchant for safety. That said; it was max fun knowing we were in great hands and enjoyed the day with blue skies, blue water and a high caliber Airshow out in the ocean. I even brought my father whom recently turned 79. He became as youthful as a teenager on full smiles out on the water with Mark showing him the ropes of yacht Aperitivo. All my friends are already calling me to make plans and get their families out on the water. Highly recommended, do not hesitate, get out and yacht; nothing but outstanding family/friends memories that will not be forgotten; thank you Mark, thank you Aperitivo 100%.
We chartered the Aperitivo for my daughter’s 15th birthday. Mark the Captain made us all feel comfortable and safe. His experience and knowledge of the ocean were very apparent. Everyone had a great time swimming, hanging out on the swim float, and paddleboarding. I had no idea how fast 4 hours could go by. The kids all had a blast and were very grateful of their time on the water. If you’re in the Newport Beach area and want to spend some quality time on a luxury vessel, then book this boat. You will not be disappointed!

Newport Beach Harbor Commission Recommends Spiking Boat Mooring Rents

Newport Beach Harbor Commissioners unanimously approved a rental rate spike this week on offshore moorings that could increase boaters’ monthly bills by three or four times over the next several years.
Their action comes after criticism from Newport Harbor boat owners who’ve said they won’t be able to afford their moorings if their monthly bills increase by that much.
At the April 10 meeting, commissioners pushed back arguing the city has an obligation to charge a fair market value for moorings and must approve an increase.
The item moves next to the city council as it still needs formal approval from council members before it can go into effect.
Some of the Newport Harbor waters are technically owned by the state but managed by the city of Newport Beach.
Moorings are permanent structures for owners to store their boats when they aren’t in use. The recommended rate increase is for offshore moorings, which are placed away from land-connecting docks and surrounded by water.
How much more will residents have to pay?
That depends on the size of their boat.
Newport Harbor boat owners currently pay $3.34 per linear foot per month for their offshore moorings.
That means a 40-foot mooring costs about $133 each month.
Under the proposed increases, 40-foot mooring would cost $12.02 per linear foot per month.
That’s $480 every month.
Larger moorings will increase at a higher rate. A 25-foot mooring would cost $7.77 per foot per month, while moorings 70 feet and above would cost $17.78 per foot per month.
“While a 300% increase does seem very substantial, mooring rates have seen only one adjustment over the past 28 years, and that was pulled back in 2016,” Commissioner Ira Beer said during the meeting.
The harbor commission recommended increases to take place in phases over the next several years.
The first increase wouldn’t come until January 1, 2025. Subsequent increases would come annually in July — every year until the full amount is reached in 2029.
“No one in this room can stomach this,” one speaker told commissioners during the meeting. “This is crushing people.”
Commissioner Don Yahn said he felt the pain from the mooring holders and that decision is a difficult one for the commissioners to make.
“I know that it will affect the livelihoods of many here in the room,” Yahn said. “We are not taking this decision lightly. Since the rates haven’t been adjusted for decades. We’re talking about major sticker shock.”

Boat owners have also criticized the city for discrimination, saying docks aren’t receiving the same kind of increase as moorings.
Beer disputed accusations of discrimination arguing the city can charge different rates for different uses when it’s supported by an appraisal.
The mooring rate increases, if approved by the city council, would especially affect liveaboards — people who live either full- or part-time on their boat.
Jessie Fleming, 62, has been living on boats since 1987. For the last seven years, she and her husband have lived on their boat in a 50-foot mooring in Newport Harbor. That’s where they plan to retire after pouring their life savings into their home on the sea.
Currently, Fleming and her husband pay about $167 per month for their 50-foot mooring. If rates are increased, their monthly payment would increase to about $727 per month.
The couple said they are also paying rent for their disabled daughter who isn’t able to live with them on their boat.
“For us, it would be a very, very tight squeeze,” Fleming said in a phone interview the morning after the harbor commission meeting. “How can you anticipate a 500% increase? You just can’t.”
Fleming said she was critical of the harbor commissioners for comparing costs to other Newport Harbor rates instead of rates for moorings in other state tidelands across California.
“If they do this, it’s just such a shame that only the rich can afford Newport Beach,” Fleming said.
Some residents had also brought forward questions about a potential conflict of interest with the appraiser.
They pointed out that Jim Netzer — of Netzer & Associates — is on the board of directors for the Newport Aquatic Center, a beachfront nonprofit in Newport Harbor. Some residents said this could cause a conflict and prevent an objective appraisal.
Netzer did not respond to requests from Voice of OC for comment.
Jeremy Jung, Deputy City Attorney in Newport Beach, disagreed, saying Netzer’s role poses no conflict of interest.
“[Netzer] is a highly qualified appraiser whose qualifications include the MAI designation,” Jung said during the meeting. “His membership and role with the Newport Aquatic Center organization does not affect his ability to impartially appraise the moorings.”
The State Lands Commission also sent a letter to city staff agreeing that Netzer’s appraisal is reasonable.
“Staff reviewed the appraisal at a high level to determine whether we believed the City could reasonably rely on its concluded fair market mooring rates,” reads the April 9 letter from Reid Boggiano, Granted Lands Program Manager.
“After reviewing the City’s appraisal, staff believes its approach, methodologies, and its recommendations are reasonable.”

‘Major sticker shock’: Harbor Commission ships 300% mooring rent hike proposal to Newport Beach City Council

Over the objections of many audience members, the Newport Beach Harbor Commission voted unanimously during its regular meeting Wednesday to recommend a 300% increase in rents for public moorings to the City Council.
The mooring rental rates have not changed since 2016. The commission began taking a new look at that revenue stream in 2021 on the behalf of the council and has held several meetings on the topic.
For the record:
10:46 a.m. April 12, 2024 A previous version of this story stated the previously proposed rates would be $20 per linear foot monthly for on-shore moorings and $10.50 to $23.25 per linear foot for off-shore moorings. Those rates have been adjusted to be $7.71 per linear foot for on-shore and $7.77 to $17.78 per linear foot, depending on the length of the mooring, for off-shore monthly, if approved.
Commissioners propose an increase in monthly rents to $7.71 per linear foot for the city’s 478 on-shore moorings, up from the current rate of $1.67 per linear foot. The monthly rent for the city’s 731 off-shore moorings would be raised to a range of $7.77 to $17.78 per linear foot, depending on the mooring length, up from the current rental fee of $3.35 per linear foot. The proposed new rates were arrived at after Netzer and Associates prepared an appraisal report.
Revenue generated by the mooring rentals goes toward the city’s tidelands fund, which finances the city’s harbor department, maintenance and enhancement of the tidelands, environmental protection initiatives and support of public access and recreational activities, according to Ira Beer, vice chair of the Harbor Commission.
In a presentation Wednesday night, Beer said the increase prevents the subsidizing of individuals using public land — in this case, water — and “ensures that mariners mooring vessels over public tidelands pay an equitable amount for the privilege of accessing their vessel while enjoying the use of these valuable and limited resources.”
Beer noted the city’s general fund is compensating for a $4.6-million deficit in the tidelands fund for the 2023 fiscal year.
Beer reiterated statements made in February by Harbor Commission Chair Stephen Scully that the city needed to implement a rent hike after a 2007 Orange County Grand Jury report found Newport Beach was undercharging boat owners for mooring permits.
Beer maintained the exponential increase would only reach current market values.
“While a 300% increase does seem very substantial ... mooring rates have seen only one adjustment over the past 20 years, and that was pulled back in 2016,” Beer said. “Subsequently, the only rate adjustments that have been applied did not even keep up with the [consumer price] index as they are limited to not exceed 2% annually.”
Beer noted the increases, if approved by City Council, would not go into effect until the start of 2025 and would be phased in over the course of five years to meet the target goal.
The City Council is expected to consider the matter in early summer, city spokesman John Pope said Thursday.
Encampment cleanup near marshlands on track, county supervisor’s office says
Supervisor Katrina Foley’s deputy chief of staff, Alyssa Napuri, said Foley’s office has been in discussion with residents from Newport Beach for over a year about the issue of homeless people living on the marshlands.
April 10, 2024
Speakers who addressed the commission during the public comment portion of the meeting called on the panel to review an alternative appraisal commissioned by residents instead of relying on the report by Netzer and Associates. They perceived conflict of interest because Netzer is involved with the Newport Aquatics Center, but the city has denied such a conflict. Opponents to the rate hikes also noted some of the commissioners have boats and private docks attached to their homes, which some viewed as an additional layer of conflict of interest.
One boat owner and Newport Beach resident of 12 years, Jake Pollgreen, told the commission that owning a boat in the harbor had been a dream while he was growing up in Chino Hills.
“[Vice chair] Beer, you mentioned the runway of five years as though to soften the blow,” Pollgreen said. “That alone just shows that you yourself believe this to be a little hard for us to take, and then you’re saying, ‘Oh, we got to do it, but let’s make it a little easier for them.’ There’s been a lot of numbers and talks and quotes from other meetings that I have not attended, so I do rely a lot on the trust here from these other members [of the audience], but this just bums me out.
“Maybe one day I’ll have a dock with a nice boat on it and not have to pay certain amounts, but at this time and at this rate, I will eventually be forced out of it, and you’ll force a lot of us out of [the harbor].”
Others described the rates that came from the appraisal as “comparing apples to oranges,” as it referenced public moorings in other cities like San Diego, Monterey, Morro Bay and Santa Barbara, which offer services that Newport Beach moorings do not. Newport Harbor users have access to public facilities but do not have private utilities included with the moorings.
Prior to the vote, Commissioner Don Yahn said he heard and felt a lot of the pain from mooring permit holders, saying the decision was not made lightly.
“I know [the increases are] difficult, and I know that it will affect the livelihoods of those in this room,” said Yahn. “And since the rates haven’t been adjusted for decades, we’re talking about major sticker shock. I have read all the materials. I have done my homework. I’ve read and checked with other cities and our city staff. I’ve made phone calls, talked ... to appraisers, the [state] land use commission and many yacht clubs. I don’t think it’s a money grab.”
Several who will be affected by a hike in rates, which include both recreational boat owners and those who live aboard their boats, said they are disappointed in the decision and the “inevitability” they feel they are facing.
Chris Benzen, who rents a spot for his boat at one of the public moorings, said he believes the City Council will likely approve the increases. He is hopeful Council Chambers will be packed at the time of the hearing, but he expects the issue will ultimately land in court.
“We’ll issue a legal letter, then if they approve [the rent increases], file for injunctive relief and let the courts decide on these perceived conflicts of interest. It’s unfortunate that we have to sue our city,” Benzen said. “I don’t take lightly wasting taxpayer dollars, but [the city] is wasting taxpayer dollars by pushing this through even with all the information I’ve provided them with ample time. The citizens, I hope, do not place the blame on us.
“We’re just trying to protect our interests but also to hold the city accountable. We can’t get answers from the Harbor Commission. We can’t get answers from the City Council or get the city attorney to step in. We tried the California State Lands Commission, the lieutenant governor, [Rep.] Katie Porter, [state Sen.] Dave Min, [Assemblywoman] Diane Dixon — we tried everyone. The only arbiter of justice, at this point, is going to be a judge.”
On Thursday, Jessie and Mike Fleming, who have a live-aboard boat in Newport Harbor, said they’ve heard from neighbors who say they probably will move out or sell their boats.
“We’re all very disheartened. Some people said they’re going to be able to hold on for a few years, but once it got up to a certain rate that they’d have to leave,” said Jessie Fleming. “But, this is our neighborhood. It’s our community.”

News | the first-timer’s go-to guide for the best grand prix of long beach experience.
It’s just about time for 49th annual Acura Grand Prix of Long Beach.
The event, dubbed Southern California’s 200-mph beach party, will offer Grand Prix veterans and first-timers countless offerings from Friday to Sunday, April 19-21.
There’s so much to see and do at this event — which takes over a big chunk of Long Beach’s downtown and waterfront — it might be hard to figure out how to make the most of the experience.
But never fear. The Southern California News Group has you covered with a go-to guide to get the most out of Long Beach’s biggest party this weekend.
Take a look.
Getting there
The Grand Prix might be all about driving — but it’s probably best you leave that to the professionals this weekend. Instead, opt for an alternative means of transportation.
There are plenty of options at your disposal to avoid dealing with street closures and parking pains caused by the influx of nearly 200,000 spectators the event is expected to draw.
Consider taking the Los Angeles Metro. The A Line, formerly the Blue Line, will get you from Union Station to Downtown Long Beach in a pinch.
Disembark the train at the Downtown Long Beach Station and walk the rest of the route (about half a block) to the Grand Prix’s entrances along Ocean Boulevard.
Regular fare is $1.75 per person.
Long Beach Transit also has more than 30 bus routes and plenty of stops in the city — including near the Grand Prix’s entrances.
Check lbtransit.com to plan your specific route, or use the Moovit app, which is available in the Apple App Store and on Google Play.
If you’re feeling a little fun, you might also try Long Beach Transit’s water taxi routes — the AquaLink and AquaBus.
The AquaLink will ferry you from the the Alamitos Bay Landing to Rainbow Harbor at Aquarium Dock 4, near the Grand Prix, for just $5.
The earliest boat departs Alamitos Bay at 8:30 a.m. and the last trip departs the Aquarium Dock at 7 p.m. It’s about a 40 minute ride either way.
The AquaBus, a shorter and even more affordable ride at just $1 for a one-way ticket, will get you to the Grand Prix from the Queen Mary.
Those trips will kick off at 9 a.m., with the last AquaBus scheduled to depart the Queen Mary at 7:20 p.m.
More information about the AquaLink and AquaBus schedules and parking near the Alamitos Bay Landing is available on LB Transit’s website .
For ridesharers: The Grand Prix has an official Uber, Lyft and taxi drop-off point on First Street, between Elm Avenue and Long Beach Boulevard.
And don’t forget about the Long Beach Bike Share, which has several pick-up points throughout the city and near the Grand Prix.
It costs $7 for an hour for pay-as-you-go riders; pre-payers can get three hours of riding time for $21 dollars. Find a bike near you at longbeachbikeshare.com .
If — despite all the warnings — you plan to drive, prepare yourself to deal with extra traffic and street closures.
On-site parking at the Grand Prix is limited, but there are some options available.
One-day and three-day passes for parking on the west end of Shoreline Drive are available for purchase on the Grand Prix’s website.
One-day parking passes are $20; three-day passes total $50.
The Pike Outlets also offers parking — but only for a three-day package. Those passes cost $60, and are also available on the Grand Prix’s website.
Make a checklist
These are by no means mandatory — but here’s few things you might consider bringing to the Grand Prix to help your weekend run smoothly.
You can never go wrong with a battery bank to keep your mobile devices charged. It’s also a good idea to bring a reusable water bottle and sunscreen, and wear layers of comfortable clothes so you’re prepared for hot and cold weather.
A good pair of walking shoes are highly recommended. And don’t forget the earplugs — the Grand Prix is loud.
The next list of items, though, are prohibited by the Grand Prix, so don’t bring them unless you want to get booted:
- Alcoholic beverages, glass bottles and cans.
- Weapons (knives, guns, mace, stun guns).
- Folding stadium seats, large umbrellas, lawn furniture, ladders and step stools.
- Bikes, skateboards, hoverboards, skates and rollerblades.
- Powered scooters and bikes.
- Hand-drawn wagons.
- Pets (except service animals).
- Banners and signs.
- Ice chests larger than 14 inches.
- Drones or RC aircraft.
Where to watch the races
The Grand Prix’s spectator gates will open at 7:30 a.m. each day.
The type of ticket you have will determine which parts of the event you’ll have access to.
General admission attendees, for example, won’t have reserved seats in the event’s various grandstands — but there is a GA viewing location sandwiched between the Pike Outlets and the Hyatt Regency Hotel.
General ticket holders also get free access to non-racing entertainment, including the Grand Prix’s Friday Fiesta concert and Saturday evening concert.
Don’t forget to check out the Grand Prix’s usual attractions, including the lifestyle expo and a family fun zone at the Long Beach Convention & Entertainment Center.
Those who purchased tickets with reserved seating will be given further information about which grandstand to head to on race days. A map of concourse is available on the Grand Prix’s website, gplb.com .
Between the races
Once you, inevitably, need a break from the noise and all the walking, Marina Park is a great place to relax and recharge, or just kill some time until the next race starts.
Grand Prix-goers can also check out the event’s Lifestyle Expo at the Convention Center.
The expo includes displays from more than 100 retailers featuring automotive, home, recreation, travel and entertainment products — and it’s a great place to get an air-conditioned break from the outside.
And the Family Fun Zone is there as well, with kids able to enjoy inflatables, a bungee jump, a rock-climbing wall and electric-powered cars.
Attendees can also take a tour of Rainbow Lagoon, near Turn 6 and the Hyatt Long Beach Hotel, in swan boats — which are available to rent on site.
Hungry yet?
There’s plenty to eat — and drink — at the Grand Prix.
This year, King Taco, one of the Grand Prix’s most beloved food vendors, will celebrate it’s 50th anniversary — and 30th catering the event.
They’ll have several locations around the Grand Prix, including a spit in the Food Truck Village, located behind Grandstand 31 near Shoreline Village.
There’s also Bistro Row, to the east of Vendor Row and across from the NTT IndyCar Series Paddock, which offers a variety of other food choices and places to sit nearby.
Modelo will also have two sports bar popups at the Grand Prix — one in Marina Park behind Grandstand 31 and the other on the Promenade near the Long Beach Convention Center.
The Pike Outlets, Shoreline Village and downtown Long Beach itself also have myriad food options available, including Gladstone’s, Hooters, Bubba Gump Shrimp Co., California Pizza Kitchen and Island’s.
Refreshments like Pepsi, NOS energy drinks and Aquafina water are available all around the circuit — and the Long Beach Water Department will bring its Quench Buggy, a mobile water-refilling station, to the Grand Prix to help attendees stay hydrated.
There’s an app for that
If everything you just read still feels like a lot to keep track of — well, there’s an app for that.
Grand Prix organizers, last year, unveiled an event-specific app for the first time, aimed at helping attendees keep track of and plan out their weekends.
With the app, you can create a personalized race weekend schedule, easily find food and beverage options near by, and quickly access a map of the area.
The app is available on both Apple’s App Store and Google Play.
Make a plan
Everyone loves to dabble in spontaneity — but if you want the most out of the three-day experience, it’s best to plan ahead. And remember, have fun!

‘It Wasn’t Paradise’: The Surprising Downsides of Living in a Beach House
When Brenda Christensen sold her software company, she decided to reward herself with the ultimate dream property: a house on the beach.
“It was a goal I’d cherished for years,” she says.
She paid $420,000 for a three-bedroom, three-bath house a short stroll from the Pacific Ocean on Oxnard Shores in Ventura, CA .
The contemporary 2,839-square-foot home came with a three-floor deck from which she could gaze at rosy-hued sunsets over sparkling waves.
(Brenda Christensen)
“It was everything I thought I wanted,” she recalls.
But all too soon, her beach house dream started showing its ugly underbelly.
The surprising downsides of buying a beach house
Countless people dream of buying a house near the beach, and pay a premium for it: Realtor.com® data shows that homes on the ocean are priced roughly 29% higher than landlocked homes in the same area. While some of this markup is due to differences in home size (beach homes tend to be larger), on a per-square-foot basis, beachfront listings are still priced on average 15% higher.
Yet although people pay dearly for the privilege of seeing and hearing those crashing waves out their window, beachfront properties come with a surprising array of pitfalls.
“They come when the weather is beautiful and think, ‘Oh, my gosh, this is the place!’” says Laura Adams , a senior analyst for Aceable Agent, a leading platform for real estate education, who also spent 20 years as a Florida real estate broker and rents a condo on Vero Beach, FL . “They don’t understand.”
For Christensen, although she loved feeling the sand between her toes, she did not love it when the Santa Ana winds blew in and caused that sand to pile up to 5-foot mounds on her driveway and roads that left her more or less stranded at home.
“You’d have to hire someone to bulldoze,” she says. “And there were only a couple of people who did it, so you’d be on a waitlist.”
Salt was another silent but damaging element she hadn’t considered, causing her brand-new patio set to soon get covered in rust.
“My neighbor said, ‘Oh no, honey, you have to only buy plastic,’” Christensen recalls.
Another annoyance piercing her peaceful retreat was the fact that many people loved Oxnard Shores as much as she did, and flocked to the area for day trips—or, like her, to buy, rent, or renovate their own slice of paradise there.
At one point, she recalls, “The construction workers next door would look down on my courtyard where I’d be in my bikini and make catcalls. It was horrible. I could never relax.”
She stuck it out in her beach house for just two years before selling the place.
“It wasn’t paradise,” she says. “It was torment.”
How climate change is threatening beach homes
Christensen is hardly alone in her ignorance of a beach home’s various drawbacks. Today’s changing climate presents a whole new crop of problems.
“Recent years have seen a surge in natural disasters such as flooding and beach erosion,” says Adams.
Additionally, that sand erosion means beaches are getting smaller by the year.
“Erosion can dramatically change the safety of a building, and even your view,” Adams explains. “The government will ‘renourish’ the beach as much as it can, but it’s a losing battle.”
In fact, the news is full of horror stories of beaches where erosion was so extreme, the homes perched on these ever-shrinking pieces of land collapsed or were demolished as too dangerous to inhabit.
“Beach property owners who are attuned to these environmental shifts are scrutinizing how climate change might influence the value and ongoing costs of the homes they own or intend to purchase,” Adams says. “The hurricanes are deadly. The native Floridian knows that it’s part of life, to be prepared to pull up and evacuate. The newcomer may not realize this.”
Higher insurance premiums—if you can get insurance at all
In addition to the dangers of living near the beach, the expenses could make many a budget-minded homeowner nervous, too.
“The single biggest risk to beachfront property, at least if you’re on the ocean, is insurance: You’ll be vulnerable to flooding, hurricanes, coastal erosion, and sea level rise, all of which are getting harder and harder to insure,” says Martin Orefice , the CEO of Rent to Own Atlanta .
Many major insurers are pulling out of coastal states like Florida, Texas, and California entirely for this reason, he continues.
“Your beachfront property could be literally and financially underwater in a few years’ time, your insurance premiums will be sky-high in the meantime, and you’ll have a hard time reselling,” Orefice says.
“Buying a beach house sounds more idyllic than it actually is,” says Cara Ameer , a licensed real estate agent who has helped countless homebuyers in Florida and California. “You may also need to spend substantially more to get flood insurance … as well as a wind/hurricane policy. Be prepared for several thousand dollars with premiums increasing every year. A beach house could command insurance premiums well over $50,000.”
These are the exact reasons that Adams has chosen to rent a beach condo rather than buy.
“It’s cheaper for me,” she says. “If you look at HOA fees, they’re very high. That’s from the insurance and all the maintenance.”
At some point, Adams says she can envision a future where only cash buyers and the uber-wealthy will invest in beachfront property, since the rest of the population won’t be able to afford the risks and the insurance. (Case in point: Jeff Bezos just increased his holdings on the island of Indian Creek, FL .)
Beach homes are high-maintenance properties
While many might love the smell of salty sea air, the reality is that it corrodes metal, requiring constant maintenance and repainting of beachfront buildings.
“One of the more unique properties of beach homes is that they are in the ‘sea spray zone,’” says Jameson Tyler Drew , president of Anubis Properties in California. “As waves crash nearby, they release water droplets into the air. Most of this is invisible to the naked eye. The water usually evaporates on a hot day, but the salt in it does not. That means your beach house is constantly under a shower of salt so long as there are waves and sun. This spray can also find its way into your house and evaporate as well if it’s not properly sealed.”
One client of Drew’s who owned a home in Newport Beach made the mistake of parking a classic Ferrari 250 in the garage.
“Even with the car covered in a locked garage, the sea spray found a way inside,” Drew recalls. “The car’s interior eventually became caked with a fine layer of salt, causing cracks on the leather. Salt had also managed to find its way into the frame and engine, causing serious rust damage on a six-figure car.”
“I don’t think many people really understand until they own a property and they see things always needing to be replaced,” adds Ameer. “Door handles, hardware, exterior light fixtures, and other hardware take a beating and constantly have to be replaced. The exterior materials of the home as well as the roof also need constant maintenance and may need to be changed to withstand the elements.”
Will people ever learn their lesson about beach homes? Probably not
Despite these many issues, Adams observes that people keep snapping up beachfront properties.
“The market is very healthy,” she says. “For true beach lovers, the downsides don’t deter them.”
Indeed, a home in Nantucket sold in February for $600,000 after being listed in September for $2.3 million—even though the beach house had lost 70 feet of frontage in a matter of weeks, according to the New York Post .
Despite the house being in jeopardy, the new owner told the outlet: “The home is amazing. The location is amazing. And the price mitigates the risk to a good degree.”
Christensen might be one of those buyers who just can’t give up on beach homes entirely. After selling her first beach house in Ventura, she moved to another beach house in the bay enclave of Point Roberts, WA , purchased for $420,000.
(Realtor.com)
Surely, she figured, the picturesque little town would offer her more tranquility than Ventura. And at first, all was exactly as she’d envisioned.
“Bald eagles soared overhead, and I had the occasional sighting of Orca pods making their way past my windows,” she marvels.
But her idyll was cut short with the arrival of summer—when yet again more tourists descended on the tiny town like a tidal wave, straining its limited resources.
“For two months, it was crawling with people,” she laments.
A year later, Christensen sold her second beach home and vowed to never buy another one.
“I said, ‘I’m done with the water,'” she says.
But then she met her husband, who was also a water lover and surfer.
To join her parents in the state and to have a boat, she and her husband moved across the country to Florida to buy a third waterfront home in Cape Coral .
They snapped up a $350,000 four-bedroom home inland on a canal. Here, Christensen thought they could have a boat in their backyard, but wouldn’t have to deal with the negatives of beach life.
“People would tell me, ‘Don’t worry, we don’t get hurricanes here,’” she says.
Those people were proved wrong in 2022 when Hurricane Ian tore through the area, the deadliest hurricane to hit Florida since 1935. It destroyed Christensen’s dock, sunk her family’s boat, and damaged the house.
Christensen and her husband decided not to repair the dock or buy another boat. Dock insurance is prohibitively expensive, and Christensen figures they’re due for another hurricane at any time.
Moving plans are being discussed, but Christensen says it’s not easy finding a place for a water lover like herself that doesn’t also come with problems.
“It’s a love-hate thing,” she sighs about beach living. “I’m thinking Alabama. But I hear they have tornadoes.”
