Property Watch: Seattle’s Biggest Houseboat Is a Floating Mansion

You’d be hard-pressed to find a houseboat as fancy as Aurora, a majestic craftsman docked by the bridge of the same name. Houseboats typically have to make do with smaller spaces, but not this one. At 4,850 square feet, it has enough room for landlubber luxuries, including a home theater. It’s even been host to a rotating door of celebrity guests, including Ashton Kutcher and Mila Kunis on their first wedding anniversary.

The hyper-detailed craftsman was custom-built for Mike Sherlock and Patti Bishop, owners of Fremont Mischief Distillery, in 2012, and a weeklong trip with the builders to Pasadena to take in the iconic architecture, including iconic Gamble House , was part of the process. Sherlock, who owned a ship-repair business before his second career as a distiller, played a key role in the design—and he even built the hull and barge beneath.

“Mike drew her to scale by hand, into the wee hours of the morning, and would show me the drawings the next morning,” says Bishop. “We'd talk and he would re-draw her again at night. This went on for months.”

Eventually, the house had to be carted up the Ship Canal, and its journey under the Ballard and Fremont bridges aired on DIY Network’s Massive Moves . (The house has also appeared on the Travel Channel and Discovery Channel.)

While this home wouldn’t look out of place off the water, it has a nautical sensibility to it. Rich, polished wood beams cover the ceiling in each room, matching stately wainscoting throughout. Shake cedar shingles outside give beachy vibes. The aesthetic blends well with the classical craftsman look, filled with bold cased openings, contrasting wood window treatments, and moulding custom-milled by Seattle’s OB Williams . A sunroom connected to the kitchen and living room fits right in.

Creative nooks and playful floorplans are a mainstay of houseboat design, and this house is full of them: A reading alcove in the living room. A mini sunroom up a half-floor from the master bedroom. A window-filled breakfast nook off the kitchen.

And of course, it would be a waste of a home on the water without a whole bunch of decks. There's a massive one on the first floor, with railings separating smaller patios and lounge areas, plus a larger balcony up top connected to an indoor wet bar.

While the home has had its share of illustrious guests—the Today Show ’s Meredith Vieira is another one—the most exciting might be a heron family of three that Bishop says regularly comes to visit.  “We get to know the family,” she says. “The male is four feet high [and] he comes to my waist; he is so intent on fishing I can walk behind him.”

With the calm waters of Lake Union and Portage Bay, Seattle has no shortage of locations houseboat moorage, both walking distance to civilization and a little deeper in the neighborhoods. And while houseboat listings are the most common in the summer, there’s usually some to be found every time of year—so it’s always a good time to be looking toward a life on the lake, bay, or cut.

Cottage at Land’s Edge floating home

Located in a tree-lined corner of a Lake Union dock under the Aurora Bridge—right before Westlake becomes Fremont— this floating home , named “Cottage at Land’s Edge,” has an extremely dreamy setting going for it. But it has its own design to match, too, starting with a bright blue exterior offset by white trim, a wraparound deck, and French doors. It’s listed for $799,000 .

933 N Northlake Way Slip 14

This modern, lofted houseboat is on the Fremont side of Gas Works Park, and gets loads of light through a massive, tilted window bank. It’s asking $1.45 million .

“Pied-a-Mer” houseboat

This houseboat takes the classic, curved-roof, hyper-nautical design and adds a cute little loft—and an extremely cute name—for $330,000 .

Sugar Shack houseboat

In south Westlake—almost to South Lake Union— the Sugar Shack is classic Seattle houseboat quirky, fitting a decent amount of headroom into a tiny package in thanks to a semi-sunken layout and a generous sleeping loft. It’s listed for $149,000 .

Rutabaga houseboat

This funky little houseboat spent a lot of time as a vacation rental before being  put on the market  for  $310,000 . One of a few root-vegetable-named houseboats on this dock, Rutabaga has a classic, two-story houseboat design—but a 2013 remodel gave it an offbeat, whimsical vibe.

Ginger houseboat

Ginger has the most space out of the root vegetable houseboats, with two bedrooms inside a 575-square-foot interior, and the biggest roof deck. It’s  going for $315,000 .

Carrot houseboat

Adorable little vessel Carrot has a very tugboaty design with extremely nautical details, from the exposed-wood walls to the exposed steering wheel in the living room. An itty-bitty square footage is efficient, with built-ins and plenty of storage, plus a roof deck to stretch out on. It’s listed for $99,000 , or it’s $99 a night on Airbnb if you want to try it out.

This houseboat by Gas Works Park has a condo-owned slip, which is a big factor in the $615,000 listing price . Inside, find hardwood floors, a bedroom with a built-in bed, and an office.

By Gas Works Park, this houseboat ’s living room has both cathedral ceilings and a wood stove for simultaneous airiness and coziness. While it lives more like a house than some boat homes, it retains a lot of fun houseboat features like built-ins, skylights, and, of course, a roof deck. A large master bedroom is supplemented by a sleeping loft for overnight guests. It’s asking $700,000 , which includes ownership of the slip.

Wildest Dream houseboat

This little houseboat, called “Wildest Dream,” packs a lot of artistry into 432 square feet—starting right at the front door with a carved, sunburst relief. But its quirks don’t distract from its function, with clearly laid-out and efficient areas for cooking, eating, lounging, and sleeping alike, making use out of every bit of interior space. It’s on the market for $329,000 ; monthly moorage fees are $730.

This end-of-dock floating home was built in 1970 with kind of a midcentury sensibility—and has a grandfathered-in dock “yard.” It’s listed for $1.45 million .

Where are the Houseboats and Floating Homes Located in Seattle?

In Seattle, there are several communities and marinas especially set up for houseboat and floating home living. As of now, there is a cap of 560 floating homes that can exist in Seattle—which means if you own one of these, you have a hot commodity! Although no more lots can be added, in some areas, existing floating homes can be replaced depending on the rules of the community where your lot is located.

Where Houseboats are concerned, there will always be competition for moorage in some of the marinas. Not all marinas in Seattle allow liveaboard moorage (or they limit the number of live-aboard renters). Portage Bay , Westlake , Eastlake and Fremont are some of the best neighborhoods to look for houseboats and floating homes. Every moorage facility is different, with its own fee schedule and rules. Some are more industrial, while others are homier.

Before we progress further, it might be worth clarifying…

What Is The Difference Between a Houseboat and a Floating Home in Seattle

Floating Home

In general, folks use the word Houseboat to mean any live aboard property on the water, but there is a distinct difference between these and floating homes. Technically, a Houseboat is a barge with a house on it that has a motor and steering and can move on its own. (This is not to be confused with “live aboard boats,” but I digress.) Currently, no new House Boats are allowed in the city of Seattle, and all have to be registered.

Floating Homes are exactly what you think: a home that floats on the water . They have no propulsion of their own and, in general, are not meant to be moved. As I mentioned earlier, these are limited and no more lots can be created, although new homes can be built on some existing lots.

Here are some things to ask and consider when looking for floating homes and houseboats in Seattle.

What are the Rules and Expenses of Houseboat and Floating Homes Moorage in Seattle?

Some marinas have a combination of rented and owned slips for houseboats. There is an HOA for slip owners, and these also come with quarterly dues for facility maintenance. In these marinas, slip owners can liveaboard, but boat owners just renting moorage cannot. (Don’t expect to be able to rent out your houseboat to a renter living aboard, either, even if you own the slip.)

What about floating home moorage in Seattle?

The design of moorage for floating homes is different from that of active marinas for boating, but many of the same rules apply. Some are among the homiest waterfront areas. If you walk the lakeside trail in Westlake, you’ll see entrances to many charming floating home communities, with personalized gates, mailboxes, landscaping and signage. Portage Bay is also one of the most desirable locations to own a floating home, thanks to easy access to downtown, stunning views and secluded docks.

As with any condo, common areas in marinas are managed collectively or through a third party. Either way, there are homeowners association fees to pay for maintenance and standard rules and regulations that vary from HOA to HOA. As always when buying a home, you have to look over the fine print to know what you are getting into.

We really cannot stress this enough: EVERY situation is different. Sometimes, the association collectively owns the land, but not the dock. Sometimes they own both. Sometimes individual owners only have claim to the waterline, and sometimes to the land underneath. It’s not quite as straightforward as “landlocked” transactions, but it is just a matter of getting educated.

It is incredibly important for houseboat and floating home buyers to do their due diligence, ask the right questions and have a knowledgeable Seattle real estate agent to help them with their purchase.

Let’s talk about Property Taxes for Floating Homes and Houseboats

Slip owners pay property taxes in Seattle, but these are usually nominal compared to what people pay on land. When one does the math combining taxes and fees, compared to condo or single-family homeownership on land, floating homeowners generally pay less.

The size of the moorage and whether you own just at the water level or to the ground itself determines tax rates and what one is allowed to do with the land. As always, read the fine print.

What Are Other Things I Should About Floating Homes and Houseboats?

Every community is going to have it’s own regulations, nuances, and culture. Obviously getting to know the details of the community you are most interested in is going to help you make a smart decision.

  • DNR Management: When a dock exceeds a certain length, a portion of it may fall under the management of the state’s Department of Natural Resources (DNR) instead of the city of Seattle. Once again, this varies from dock to dock so make sure to review your title thoroughly before you buy and know the pros and cons to being on a DNR managed portion of your dock.

If you want to buy a houseboat or floating home , it’s best to find one in a location you already like. The freedom to change location is great and has romantic appeal, but it’s better when moving doesn’t feel like a necessity. After all, the freedom to move doesn’t amount to much if you don’t also feel free to stay put and enjoy the view. In short, make sure you do your research and find a houseboat or floating home in a location you also want to call home.

Again, we recommend looking in Portage Bay , Westlake , Eastlake and Fremont . Among these options, Portage Bay is the quietest and secluded. The closer you get to Fremont and the ship canal, the more active the waterways become. No matter where you look or whether you want a floating home or a houseboat, life on the water is enchanting. If you want to be among the select few who get to enjoy it every day, Seattle is a great place to be.

Here's Where You Can Visit The House Boat From Sleepless In Seattle

There was plenty to love about the pop culture in the 90s , including baggy jeans, neon everything, and hilarious sitcoms like " Friends " and " Seinfeld ." There were also tons of quality tear-jerking romance films, like "Ghost" and "City of Angels," that left more than one moviegoer crying into their popcorn. Among these films, there is one that might stand above the rest. Released in 1993, "Sleepless in Seattle" was written and directed by the late and legendary Nora Ephron, who was also responsible for romantic comedy classics like "When Harry Met Sally," "Michael," and "You've Got Mail," according to her IMDb . Nominated for two Academy Awards, "Sleepless in Seattle" is a story of widowed architect Sam Baldwin — played by Tom Hanks — whose young son calls into a radio help show (those were a thing back then) to explain how his father is lonely and he wishes that he would find love, according to IMDb .  After the story attracts the attention of relationship-troubled Annie Reed, played by Meg Ryan, the two go through twists and turns until finally meeting at the top of the Empire State Building for what is sure to be the beginning of a happily ever after.

The emotional movie had us hopeful and weepy. However, it also made us incredibly envious of the amazing seaside town in Seattle where Hanks' character lived. Not to mention the incredible houseboat where he resided and where some of the film was actually shot.

A look outside of the floating home from Sleepless in Seattle

Located at 2460 Westlake Ave N, Seattle, Washington, the houseboat made famous by the film "Sleepless in Seattle" rests in a waterside town right on the banks of Lake Union. However, it's not technically a houseboat, which, according to Realogics Sotheby's International Realty , needs to have a motor or other means of actually moving. This Seattle waterfront house is actually considered a floating home, meaning it is docked for good on the water but can't be put into motion freely. Regardless, the waterfront property is a dream.

Purchased back in 1987 for a reported $550,000, the home was then sold in 2008 for a whopping $2.5 million, according to  Puget Sound Business Journal . The outside of the house is just like how you remember it from the film. The white wooden shingles of the outside walls still gleam in the Seattle sunshine, and the chocolate-colored wood of the dock is kept in pristine condition. As you envision the waves lapping against the edges of the lake, you can almost picture Tom Hanks' character sitting on the iconic bench near the end of the long dock or leaning against the railing, watching the pops of the bursting fireworks. The home is privately owned, so, unfortunately, you can't take a tour inside. However, you can still catch a glimpse of the outside of the home if you're a big fan.

The inside of the Sleepless in Seattle home has modern touches

Although the outside of the floating home made famous by "Sleepless in Seattle" is easy to spot, the inside is barely recognizable. That's because the house's interior was not used in the actual film. Those scenes were filmed on a studio set, according to King 5 Evening. In the 2018 video tour of the magnificent home, we can see how much work the owners put in to freshen up their house's look. Some walls were removed to widen the area and expand the open concept of the space. The kitchen has modern appliances and a crisp white tiled backsplash.

The large wooden staircase featured in the film is not present in the actual home. Instead, a slimmer walkway leads up to the second floor, braced with black iron handrails. More up-to-date touches include a lovely sliding black barn door that passes over the entertainment area, which includes a large television and a shelf containing precious pictures. The living room, however, still has unbeatable views of sparkling Lake Union that you can see through large framed windows. Window box bench seating allows you to watch the passing boats and wildlife from the comfort of the living area. Even if you can't look at the inside yourself, there are other ways you can experience the film's magic.

Other Sleepless in Seattle locations you can visit

Although the Lake Union houseboat is a must-see, it is also worth it to wander the docks and check out some other floating homes. In fact, if you're looking to permanently live the Seattle life, you can purchase a floating house of your own on the same strip where the movie was filmed. Located at 2040 Westlake Avenue North, this one-bedroom and one-and-a-half bathroom floating home is on the market for $599,500, according to the listing on Washington Waterfronts. Seattle’s historic Denny Mansion will be demolished — but not forgotten

OUR MISSION, SHOULD we choose to accept it: Find a rare image of a soon-to-be-razed mansion and repeat it on location. Surely not impossible, right?

Fortunately, the Museum of History & Industry supplied the only extant “Then” photo of what director Leonard Garfield calls “one of the great private estates from one of Seattle’s golden eras.”

But capturing the “Now” photo proved a greater challenge.

“This is a caper,” MOHAI board member Maria Denny said as we glided through Montlake Cut in a battered cabin cruiser, turning north into Lake Washington on a balmy winter’s afternoon.

Denny’s great-great-uncle Rolland Denny (1851-1939) commissioned noted Seattle architectural firm Bebb & Mendel to design a three-story Spanish Mission Revival mansion. Completed in 1907, it was christened Loch Kelden — a fusion of wife Alice Kellogg’s name and Denny’s own. Overlooking “Loch” Washington, the then-50-acre estate was a wilderness retreat accessible only by boat from Madison Park.

In 1974, the Unification Church acquired the mansion and its remaining 1.7 acres, using it as a domicile and hosting dignitaries including founder Sun Myung Moon and his wife.

On the market since 2022, Loch Kelden recently was sold to developers for what real estate sites say was $5.999 million, “pending feasibility.” Preservationists could not nominate it as a city landmark because the state Supreme Court has exempted religious entities from landmark designation unless such owners support or seek it. Thus, demolition appears imminent.

In February, Scott Dolfay, the church’s retired property manager and caretaker for more than two decades, graciously offered a farewell tour to a group of historians. Two days before our visit, however, the invite was rescinded due to a strict nondisclosure provision of the sale agreement. Access to the grounds to take our repeat photo also was denied.

So we opted for a boat’s-eye view. Putt-putting past expansive waterfront homes, we spotted the cream-colored mansion on Windermere bluff. “Spectacular!” said Maria Denny. “I’d forgotten how lovely it is.”

It stirred a raft of family memories as well. Her father, the late Brewster Denny, often visited Loch Kelden, fondly recalling his 11th birthday party, thrown there by his “Great Uncle Roll,” notably the youngest member of the well-known Nov. 13, 1851, Alki landing party.

Two months old and near starvation at the time of the landing, Rolland was not expected to live. But Duwamish tribal members supplied the infant with lifesaving clam nectar.

In the end, why does this lovely estate matter? For Maria Denny, the answer is simple: “Holding onto pieces of history means that we continue remembering them.”

An improbable and uphill mission, perhaps not yet impossible.

Kushner Developing Deals Overseas Even as His Father-in-Law Runs for President

Donald Trump’s son-in-law, who was also a senior White House official, said he was close to finalizing real estate projects in Albania and Serbia.

Jared Kushner, the son-in-law of Donald J. Trump, confirmed on Friday that he was closing in on major real estate deals in Albania and Serbia, the latest example of the former president’s family doing business abroad even as Mr. Trump seeks to return to the White House.

Mr. Kushner’s plans in the Balkans appear to have come about in part through relationships built while Mr. Trump was in office. Mr. Kushner, who was a senior White House official, said he had been working on the deals with Richard Grenell, who served briefly as acting director of national intelligence under Mr. Trump and also as ambassador to Germany and special envoy to the Balkans.

One of the proposed projects would be the development of an island off the coast of Albania into a luxury tourist destination.

A second — with a planned luxury hotel and 1,500 residential units and a museum — is in Belgrade, the capital of Serbia, at the site of the long-vacant former headquarters of the Yugoslav Army destroyed in 1999 by the NATO bombings, according to a member of Parliament in Serbia and Mr. Kushner’s company.

These first two projects both involve land now controlled by the governments, meaning a deal would have to be finalized with foreign governments.

A third project, also in Albania, would be built on the Zvërnec peninsula, a 1,000-acre coastal area in the south of Albania that is part of the resort community known as Vlorë, where several hotels and hundreds of villas would be built, according to the plan.

Mr. Kushner’s participation would be through his investment firm, Affinity Partners, which has $2 billion in funding from Saudi Arabia’s Public Investment Fund, among other foreign investors. In a statement, an official with Affinity Partners said it had not been determined whether the Saudi funds might be a part of any project Mr. Kushner is considering in the Balkans.

“We are very excited,” Mr. Kushner said in an interview. “We have not finalized these deals, so they might not happen, but we have been working hard and are pretty close.”

Mr. Kushner set up his investment company after he left his White House job as a senior adviser. He capitalized on relationships he had built in government negotiating in the Middle East, which included a close relationship with Crown Prince Mohammed bin Salman, the de facto ruler of Saudi Arabia.

Mr. Kushner ended up securing the $2 billion from the sovereign wealth fund of Saudi Arabia and hundreds of millions of dollars more from wealth funds in the United Arab Emirates and Qatar . He has taken few public steps so far to actually invest large chunks of this money.

Mr. Grenell also made valuable connections while in government, including some that appear to have given the Kushner team an inside track for investments in the Balkans. During his time in the Trump administration, Mr. Grenell worked on resolving disputes between Serbia and Kosovo.

These discussions indirectly involved Albania, as most citizens of Kosovo are ethnic Albanians and Albania plays a role in the regional discussions.

Mr. Grenell has remained close with Mr. Trump since the former president left office, defending him publicly and speaking to him regularly.

Mr. Grenell has said privately that he hopes to be secretary of state in a second Trump administration, according to a person who has discussed the matter with Mr. Grenell and who described the conversations on the condition of anonymity.

Mr. Grenell, in an interview, declined to address on the record any interest in potentially taking a post as secretary of state. He said only that he had not decided whether he would join any future Trump administration.

Robert Weissman, president of Public Citizen, which tracked business deals it considered conflicts of interest during the Trump administration, said these planned deals were unethical and would only raise new questions about the Trump family, particularly if Mr. Trump was re-elected.

“At this point in the election cycle Jared Kushner should freeze any new investment plans,” Mr. Weissman said. “This particular investment plan seems to involve the worst of every corrupt tendency of the Trump administration and Trump family.”

The Trump family’s involvement in foreign business deals became a major focus during Mr. Trump’s term, with critics ultimately suing and alleging that the family was illegally profiting from foreign payments — referred to as emoluments in the Constitution — while Mr. Trump was in office. These cases were dismissed as moot by the Supreme Court when Mr. Trump left office, but they could be reopened if he was back in the White House.

Since leaving office, Mr. Trump has become a partner in a development project in Oman , a deal he was brought into by a Saudi real estate firm that has ties to the Saudi government.

Mr. Kushner rejected any suggestion that he was getting preferential treatment because of his time in the government, or that any of the work was connected to the former president.

“No one is ‘giving’ me deals,” said Mr. Kushner, who insisted he was not planning to return to Washington should his father-in-law win the presidency again. “I operate fairly meticulously, and these investments will create a lot of value for the local communities, our partners and our investors.”

Representatives for Mr. Trump did not respond to multiple emails seeking comment.

Mr. Kushner and his wife, Ivanka Trump, have largely stayed away from Mr. Trump’s political activities since the Jan. 6, 2021, attack on the Capitol.

The New York Times first approached Mr. Kushner on Wednesday morning about his prospective projects in the Balkans. He initially declined to answer questions, responding only after he disclosed his plans to Bloomberg News on Friday.

Mr. Kushner and Ms. Trump visited Albania twice since Mr. Trump left office. They traveled the country with Mr. Grenell, and even met with Albania’s prime minister .

Mr. Kushner and Ms. Trump, along with Mr. Grenell, have been focused in part on Sazan, a Mediterranean island in the south of Albania that until the end of the Cold War had been used by the Soviet Union and the Communist-led government of Albania as a secretive military base for submarines. The plan is to build a luxury hotel and villas on the island.

The rugged two-square-mile island has hundreds of Cold War-era bunkers and tunnels designed to withstand nuclear attack and has been largely vacant since the end of the Soviet Union. But it is only a half-hour by speedboat from Vlorë, a resort destination in southern Albania where the government of Saudi Arabia is already spending money to improve electricity service and other public utilities to help promote tourism in Albania.

Mr. Grenell, a former Fox News contributor and media consultant, has been working closely with Mr. Kushner and his investment firm.

Mr. Grenell has been vocal about his efforts to turn relationships he built in Albania and elsewhere in the Balkans into personal profits. He has returned to the region repeatedly and met with hotel industry executives, as well as Albania’s prime minister, Edi Rama.

“We are looking for opportunities to invest through foreign investment in the Balkans, but more specifically in Albania, and the Albanian coast is wonderful,” Mr. Grenell said in one of a series of television and newspaper interviews he has done in Albania in the last three years.

The day-to-day management of the projects would be handled by Asher Abehsera, a California-based real estate developer who has done projects in Brooklyn with Mr. Kushner, and who traveled to the Balkans with Mr. Grenell and Mr. Kushner to check out the development sites, Mr. Kushner said.

Mr. Grenell added in a nearly 90-minute television interview in Albania last year that there was nothing wrong with his deal making because he was now out of government. “I’m working on projects, private equity projects, that I get to make money on,” he said. “No one should ever apologize for wanting to make money.”

Last July, Mr. Grenell, along with Ivanka Trump and Mr. Kushner, also met with Mr. Rama in Tirana, the capital of Albania, and they were all photographed together.

Mr. Rama has been pushing for nearly a decade to open Sazan up to redevelopment as a tourist destination, as well as looking for other ways to attract foreign investors to Albania to expand its tourist economy.

Auron Tare, a former member of Parliament in Albania who has served as an adviser to Mr. Rama, took Ms. Trump and Mr. Kushner to Sazan Island in 2021 as part of a visit of Albania that included a cruise on a yacht and a helicopter trip across the coast.

Mr. Tare, in an interview, said he discussed with Mr. Kushner and Ms. Trump the desire to develop Sazan, but to do so in a way that would preserve its history and environment.

Mr. Kushner and Mr. Grenell have been working closely with a billionaire Albanian business executive named Shefqet Kastrati and his son, Musa Kastrati. Their investments include a concession to run the international airport in Tirana, a chain of gas stations in Albania and hotels and other businesses, according to business associates and Mr. Kushner.

“They have helped us understand the cost of construction and how to operate locally,” Mr. Kushner said in an interview.

In October 2022, Shefqet Kastrati bought a $7.5 million house in Indian Creek, Fla., land records show, a property that is near where Ms. Trump and Mr. Kushner now live. The Kastrati family also last year purchased a hotel in the Brickell section of Miami for $55 million from the Qatari royal family.

Musa Kastrati, in an interview, said that the role his family company would play in Mr. Kushner’s Albanian projects was still not clear, but that it would probably involve helping build some of the complexes. Mr. Kastrati also confirmed that he visited Mar-a-Lago, Mr. Trump’s Florida resort and residence, in December 2022 with Mr. Grenell and that he also briefly met Mr. Trump when the former president arrived as they were having dinner. Mr. Kastrati said he did not discuss the potential deal with Mr. Trump.

Mr. Grenell has repeatedly taken to Instagram and other social media accounts to promote tourism in Albania and to praise Mr. Rama, the prime minister.

“I support Rama’s vision for the Balkans,” Mr. Grenell said in a television interview in 2021 , after he met with another hotel industry executive in Albania named Irfan Hysenbelliu. “I love Albania and I invite U.S. investors in the country.”

The government of Saudi Arabia recently announced that it was looking for ways to increase its investment in Albania, first by helping build water, electricity and sewer services next to beach areas in Vlorë, which is the launching point to Sazan and where a new international airport is already being built. It has said it wants to invest up to $300 million in the nation .

Earlier this month, Saudi officials traveled to Albania to announce the creation of what they are calling the Saudi-Albania Business Council “to forge a new economic partnership between the two countries,” including in tourist projects. The Saudi chairman of the group, Abdulrahman Al-Mufarreh, did not respond to requests for comment.

Jake Gyllenhaal Happily Punches in ‘Road House

If Nicholas Sparks , that great peddler of sun-soaked honeysap coastal romance, decided to direct an action movie, it might look something like the first hour of Road House (Amazon, March 21). The film, a remake of the rollicking 1989 Patrick Swayze picture, introduces itself sweetly, giving the audience a tour of a friendly Florida Keys town and its one-line-character-description locals. The small-towners are tribal but kind, welcoming newcomer strongman Dalton ( Jake Gyllenhaal ) with wryly raised eyebrows but open arms. 

It’s all very nice, complementing Dalton’s relaxed, polite way of moving through the world. Sure, he’s a former MMA brawler with a troubled past (though a slightly less graphic past than Swayze’s version). But he’s so cute and affable. And those island breezes are blowing, and the band’s wailing away at the Road House bar (and grille, I’m assuming), so who cares if Dalton has to break up a little fussin’ and a-fightin’ pretty much every night? Dalton is presented, in all his solid but tender masculinity, much in the same way that Ryan Gosling is in The Notebook , or Channing Tatum in Dear John , or Zac Efron in The Lucky One . They’re all lightly wounded men who are both heroes and objects of loving concern in their cozy Southern communities. 

But that whole thing isn’t really director Doug Liman ’s deal. He’s a flashy, snarky kineticist who infuses his best work with hard-edged humor. (Even the tight, unadorned hand-to-hand combat of The Bourne Identity was kind of funny.) Thus Road House , written by Anthony Bagarozzi and Charles Mondry , gradually toughens up, though without losing its playful brio.

What a surprisingly agreeable affair, this wholly unnecessary rehash of a 35-year-old curio. Road House suffers from some decidedly modern ailments: it often looks washed-out, and the special effects are cheaply rendered by computers. (Back in the day, there were actual speed boat stunts. There could be again!) But even that flimsiness comes with its own kind of wink. Liman is not trying to make terribly credible art here. We are only meant to make merry orbit around its violence, just as the Road House patrons do. 

Much of the movie’s charm rests on its lead. Gyllenhaal doesn’t have the same warm twinkle in his eye that Swayze always used to such lovely effect, but he makes do with the rest of his elastic face. He can go from weary to wary in an instant, his wide mouth curling up or drooping at the edges as Dalton assesses a situation’s severity. Gyllenhaal has done a lot of macho or otherwise gruff stuff in recent years, in search of some balance, I suppose, to his more sensitive work in things like Nightcrawler , or Sunday in the Park with George on Broadway. (A stage performance for the ages, truly.) I would love to see Gyllenhaal work softer most of the time, but I suppose that Road House is a kind of compromise. There is, at least, an accessible strain of vulnerability here, even if Dalton is a near-Terminator in his impervious ability to do harm. 

In the film, Dalton goes toe to toe with some local mooks working for the bratty son of a petty crime lord, a boat-loving ponce played with effective slime by Billy Magnussen . The main comedy of the film is the repetitive action of Dalton calmly dispatching, and embarrassing, the many goons who come his way. It is, as ever, good fun to see a procession of swaggering oafs shocked by an underestimated stranger’s prowess, and I happily would have watched the same thing happen again and again until the end credits rolled. 

But the movie gods demand some actual adversarial conditions, and so enters Conor McGregor , a famed real-life MMA fighter making his film debut. He plays a ruffian hired by the gang to get rid of Dalton once and for all—the movie’s physical stakes shift quite rapidly from nasty but cartoonish beatings to actual murder. If there are people out there who have long yearned to see Jake Gyllenhaal fight Conor McGregor (much as people want to see Jake Paul fight people, I guess), then they ought to be satisfied. But the movie loses its cocky little strut when Dalton is actually up against a fellow immovable object. I wanted to see Dalton bounce and thrash along unscathed—here’s a rare film that maybe doesn’t need any real conflict.

Or maybe it’s just the McGregor of it all that’s a turn-off. He goes for gonzo and comes up illegible, doing little to brighten up his dark public image . His character is supposed to disrupt the easy idyl of the film—otherwise populated by harmless dopes and good-hearted folks played by Jessica Williams , Daniela Melchior , and Lukas Gage —so he is, in essence, doing his job. But he drowns out the music, harshes the mellow. His silliness is synthetic, while the rest of Road House comes pretty close to the bare-knuckle real thing.
