New York and its skyline were the inspiration for this yacht’s styling, from the Empire State skyscrapers on the bar stools in the sky lounge bar, lit by uplighters reminiscent of the torch held by the Statue of Liberty, to the firebird figurehead that looks as if it may have flown in from the Chrysler Building. Everything, from the door handles to the cutlery, is hand-made, each a work of art in its own right.

From the ballroom, move aft past the full-height windows, circular lounge and onto the aft deck, where a spiral staircase leads up to the upper deck and the emphasis on good times continues. Past the buffet lounge is a winter garden with guest dining in open air or climate control, as conditions dictate, then continue down the boardwalk-style sidedecks to the jacuzzi lounge.

After a night of revelry, head to the bridge deck. Take the rivetted-aluminium spiral staircase or the elevator, which runs from the tank deck, home to the Radio City-inspired cinema with popcorn maker, to the bridge deck, and you’ll find a gym overlooking the aft helipad (there is a second on the foredeck). Sweat it out in the hammam or have a massage in the beauty salon. After that, the sun deck beckons, with its 7m (23ft) oval pool with skylights filtering natural light into the lobby below. Then soak up the sun or snooze in the shade on the sunpads and sun lounges.

To get ashore, take the elevator to the lower deck lobby where one of two 10m (32.8ft) tenders is waiting to take you wherever you want to go. For using an armada of watertoys however, the place to be is the 4m (13.1ft)-deep swim platform, complete with hydraulic bathing steps.

The full-beam owner’s suite, forward on the main deck, is similarly bewitching. Accessed from the main deck or via a glass spiral staircase from the owner’s private observation lounge and office on the upper deck. The circular sweep of the windows and their wraparound views is echoed in the black circle in the carpet and the recessed lighting overhead. A spectacular his-and-hers bathrooms in contrasting marbles features a bath and a steam shower and one of the walk-in wardrobes can be concealed should her new owner wish to operate her commercially.

With a range of 6,000nm and Quantum stabilisers, this impeccably maintained 2,667GT yacht, defies limits on what is possible.

The principal owner was heavily involved in the boat’s design. Though he passed away a few years after taking delivery in May 2010, the yacht has remained in the family. Phoenix 2 was his second Winch-designed yacht, but his first new build.

The former, also named Phoenix , was penned for a different owner who had requested a Parisian art-deco theme. Phoenix 2 was the boat that he wanted to build, and New York was his art-deco city of choice.

“The owner was a powerful businessman and very proud of it,” says Dixon. “He wanted Phoenix 2 to reference the boom time of 1920s New York—the art-deco architecture and that period of industrialization. It was much stronger in character than his previous yacht.”

In a subtle nod to the Big Apple, the external side decks are large enough for two people to comfortably walk abreast, and the New York skyline is outlined in polished stainless-steel on the upper deck bar stools. A more overt example of the theme is the plated stainless-steel Phoenix sculpture on the bow, which is a direct representation of the eagles on the Chrysler building.

“The owner wanted his yacht to be longer than his friend’s, so we welded and bolted on a 16-foot phoenix figurehead on the bow,” Andrew Winch told Robb Report . “It’s absolutely enormous, weighs 5.5 tons and gave the owner the extra 16 feet he was looking for.”

The interior keeps to four main colors—black, cream, gold and burgundy—with high-gloss macassar wood and gold leaf used to reflect 1920s glamor.

Adjacent is a round room with a reinforced floor where a custom black-and-gold Steinway piano sits. Designed as a one-off, it has a phoenix emblazoned on its side and took two years to build. The crew of 28 include a pianist and guitarist, as well as a massage therapist and chocolatier.

“The owner was a consummate host and Phoenix 2 was all about dining, music and entertainment,” says Winch. “He liked to think that his dinner guests became the orchestra, while he was seated at the head as the conductor.”

The yacht also has a spa, gym and hammam for relaxation. A wine cellar is stocked with the finest Italian and Bordeaux wines. The owner’s love of art is evident in the yacht’s prized collection, including a Modigliani in one of the guest suites.

The art-deco theme continues in the lower-deck cinema. On the top deck is a second outdoor cinema and a swimming pool with portholes in the floor to allow natural light to fill the staterooms below. The forward master suite is spread across two levels.

On the main deck is the bedroom, dressing room and ensuite, with another elaborate mural and a vanity table with refrigerated cosmetic drawers. A private spiral staircase leads to the owner’s deck with an observation lounge and office where a desk made from high gloss macassar and mother of pearl inlay takes pride of place.

“The owner felt the panoramic views would be wasted on a master bedroom where he wouldn’t spend as much time,” says Dixon. “A private lounge gives him another level of privacy and is the room the family enjoy spending time in the most.”

One of the few changes made since the original design is an extension to the swim platform. Though the principal didn’t live to enjoy his yacht for as long as hoped, his family has cruised Europe and the Caribbean. “The yacht crosses the Atlantic every year,” Captain Ian Howcroft told Robb Report .

PHOENIX 2 for charter

The luxurious 90.10m Lürssen PHOENIX 2 is a decadent and fun superyacht that offers numerous outdoor spaces, virtually every conceivable amenity, and some truly extravagant interiors.

Launched in 2010 and refitted in 2019, PHOENIX 2’s standout features – of which there are many – include a plush cinema room, a cinema under the stars, three pools and an incredible inside/outside dining area with sliding glass screens.

On the main deck, the décor shows little restraint, with gold tones and red furnishings adding a glamorous ambience. There is a vast main salon, which includes a piano room with a Steinway grand piano, and a separate dining area for lavish meals.

Up in the sky lounge, large circular sofas beckon, and who will be able to resist a cocktail at the sit-up bar? Here, another dining space connects seamlessly to the aft deck lounge thanks to fully retracting glass doors.

PHOENIX 2 can accommodate a total of 12 guests across seven cabins, including an outstanding split-level master apartment, accessed by its own staircase, which offers undisturbed views out to sea, and a private terrace with Jacuzzi for some much-needed time out.

A further six guest cabins are split across three decks, all of which are connected by a central elevator. A full beam VIP suite on the lower deck can be converted into two separate double cabins, while on the main deck, two further cabins can be found aft of the master cabin. These cabins can also be turned into a family suite. The remaining two VIP cabins can be found on the upper deck and feature spectacular terraces.

There are plenty of other outdoor areas too: on the sun deck there is a huge oval pool fanned by sunpads with an additional Jacuzzi tub forward and a lounge area aft. National Association of Realtors to cut commissions to settle lawsuits. Here's the financial impact.

It could soon cost homeowners a lot less to sell their homes after a real estate trade group agreed to slash commissions to settle lawsuits against it. 

The National Association of Realtors (NAR) agreed on Friday to pay $418 million over roughly four years to resolve all claims against the group by home sellers related to broker commissions. The agreement must still be approved by a court.

Almost 9 in 10 home sales are handled by real estate agents affiliated with NAR. The organization, the country's largest trade association, requires home sellers to determine a commission rate, typically 6%, before listing homes on its property database, known as the Multiple Listing Service, or MLS. 

The lawsuits argued that the structure harms competition and leads to higher prices.

"NAR has worked hard for years to resolve this litigation in a manner that benefits our members and American consumers. It has always been our goal to preserve consumer choice and protect our members to the greatest extent possible," NAR interim CEO Nykia Wright said in a statement Friday. "This settlement achieves both of those goals," 

How will this impact real estate commissions?

Notably, the landmark deal will slash realtors' standard 6% sales commission fee, potentially leading to significant savings for homeowners. The group had been found liable for inflating agent compensation. 

Fees could be slashed by up to 30%, the New York Times reported, citing economists.

That could impact earnings for 1.6 million real estate agents, who could see their $100 billion annual commission pool shrink by about one-third, analysts with Keefe, Bruyette & Woods wrote in a report last year about the pending litigation.

Standard commission rates in the U.S. are among the highest in the world. Real estate agents make money by pocketing a percentage of a home's sale price.

Could homeowners save money?

Most likely, because homeowners are generally on the hook to pay the 6% commission when they sell their property, although sometimes the fee is split between the buyer and seller.

For instance, a homeowner selling a $1 million property would spend  up to to $60,000 on agent fees . If commissions are reduced by 30%, that same homeowner would pay a commission of about $42,000.

How will it impact the housing market?

Housing experts expect the deal to shake up the housing market and even drive down home prices across the board.

Residential brokerage analyst Steve Murray, however, is skeptical that home prices will see a meaningful decrease as a result of the deal. 

"It will have the impact of reducing commission costs for sellers; it will save money for sellers to the detriment of buyers," he said, adding, "Sellers don't set home prices based on what their closing costs will be," Murray said. "The market sets home prices." 

While lower or more negotiable commission fees could incentivize some new homebuyers, LendingTree senior economist Jacob Channel doesn't expect the market to roar "back to life in the wake of this settlement," while mortgage rates remain high.

"Home prices and [mortgage] rates almost certainly play a much bigger role in someone's homebuying choices than how much they'll need to pay their real estate agent does," he said.
