We welcome you and your family to ‘your home on the water’.

The Chicago Yacht Club was founded in 1875 to encourage and promote the sport of yachting, yacht building and to conduct world-class sailing competitions and yachting activities. Members are invited to take part in more than 125 racing events each year. Platinum Clubs of America consistently ranks the Club as one of the top five yacht clubs in the United States. Walk around Monroe Station, and you’ll see trophies, awards and our own “Wall of Fame” of racing sailors. As you wander into the Board Room, you’ll find a library filled with books about nautical life. You can craft your own story as a member. Maybe you’ll even contribute to our publication, “The Blinker.”

The Club is home to nearly 1,400 members, including a winning America’s Cup skipper, Olympic medalists and hopefuls, and outstanding boaters, from ages four to 100. The Club offers year-round activities at two locations, Monroe and Belmont Stations. We are recognized as a leader in programming for powerboating and sailing education, with one of the largest junior sailing programs in the United States.

The Treasurer is the chair of the Finance Committee and is responsible for the administration of budgets. The Treasurer is also the chair of the Sponsorship Committee.

The Rear Commodore coordinates the work of all committees responsible for racing, cruising and regattas.

Complimentary parking is available at both stations. Visit Monroe Station to get your Monroe Parking Sticker. During special events at Monroe Station, we offer discounted parking at the Millennium Park Parking Garage.

At Belmont, you need a key card to get into our lot. Our Membership Department is handling distribution. Email [email protected] to work out details.

Monroe and Belmont docks are staffed from May through October. The Club’s docks are available to all members with a valid boat sticker. You can stay for up to five hours at no charge. Beyond that, please check with the Dockmaster for current rates: [email protected]

The Club’s docks are closed to members during major regattas.

Radio Channel: VHF 73

You choose between monthly and annual payments. Statements are sent out the last day of the month. You can sign up for autopay through chicagoyachtclub.org .

Monroe Station: You may spend the day on your boat and want to enjoy lunch on the Monroe Station patio or at the Mac Bar, so sailing clothes are fine. When in the Main Dining Room, we request you leave your jeans at home. Jackets are not required.

Belmont Station: Casual attire is always allowed, but please keep your wet gear out of the Dining Room.

Frequently Asked Questions

How do I find out about club events?

The website is filled with resources. Explore chicagoyachtclub.org and click on Club Calendar for everything from meetings to special events. On Tuesdays, the Club emails the newsletter, Dock Lines to members. The email highlights Club happenings at both stations.

If I don't make a reservation, can I still dine at the Club?

Yes. Sometimes we make last minute decisions. However, you may have to wait for a table. Special occasions at the Club tend to fill up fast, so reservations then are a must.

How do I pay my tab?

Please provide your member number to the staff. You can review your tab and sign it upon leaving the Club. The bill will be included in your monthly membership statement.

Can I tip the staff?

The staff does not accept tips, but at the end of the year there is a collection taken for all service employees.

When is the Belmont Tender available?

It operates seasonally.

Wednesday-Friday 2 - 10 p.m.

Saturday 8 a.m. - 10 p.m.

Sunday 9 a.m. - 7 p.m.

How do I get into the Belmont Parking Lot?

CYC has a parking lot, but you need a key card to enter. Contact [email protected] for details.

How do I get access to the Belmont Clubhouse?

To keep Belmont Station secure, we use the Openpath app to unlock all entrances. Download it, make sure your Bluetooth is on and enabled, and staff members will show you how to use it.

Can guests park in CYC lots?

CYC does not offer free parking for guests. Members can buy discounted parking passes for garages near Monroe Station. There is no discounted parking near Belmont Station.

Can I park in the lot when the Club is closed?

Members have access to parking at both Monroe and Belmont Stations. The exception is when the Club is hosting an event. In that case, the Front Desk has discounted parking passes for garages near Monroe Station. There is no discounted parking near Belmont Station.

How does reciprocity work?

Start with CYC’s website. Here’s a link . Clubs with reciprocity are listed on our website. Request a Letter of Introduction from [email protected] . Then present the letter at the club you choose to visit.

I do not own a boat, but a friend sent me a link for free admission to a TECH and BOAT Show, where vendors would sell, among other things, boats and accessories. Light snacks and 1 drink ticket were available. Across the hall the food for Members was available (fruit, dessert, carving station). Luckily I saved myself embarrassment and avoided those areas. The area was so nice, right on the water of course. A live band and outdoor seating (member seating separate) on a warm early evening made for a great atmosphere. There were vendors inside and outside, from car companies, boat accessories, and private plane sales. The dock allowed for boats to be visited, but none were going out at the time. My favorite accessory was the 'Seakeeper', a heavy object that keeps boats from rocking. Good idea! The area and service were great but I can't speak to the members.

Well I don't own a Yacht/Boat neither my friends do.+1 for a annual member ship event and this is a great place to be.Similar to lake shore walk but just a place where you can Dine In makes this place different. Can't comment on the food as this is "Members only Club". Pros: Amazing View of the Lake. Great spot to host events/weddings Pretty Good staff

I attended a friends wedding here who got married later in life - I'll never forget his 90 year old Dad saying he didn't think he would live long enough to see his boy get married! The food at the reception was really good, servers refilled often and you had exceptional views of the lake - what's not to love?!

I am not a member of Chicago Yacht Club but I have attending many events at both Monroe and Belmont locations for years. The Monroe locations is well decorated and has a beautiful view of the lake and city. It's great for lunch during the summer and there is parking on site. I obviously can't speak regarding member benefits or services but overall the staff is friendly and helpful. I attended a recent event here for an awards ceremony & dinner. The food was fantastic with a wide range of options from a carving station, sushi, salads, ribs, mac & cheese, soup and more. Everything I tried was delicious but it was a little difficult to eat as it was a standing dinner and there were not a lot of counter space to put your place on. The bar selection was extensive and you received two drink tickets with your ticket. There was a heated tent set up outside for dancing after the ceremony. The awards ceremony itself was very rushed. There was only a notice given a couples minutes prior that it was going to start and there were few seats available for those who needed them. I would have appreciated a 20 and 10 minute heads up for the awards presentation as it was taking place at one end of the building and people were spread out along multiple rooms. I know they were limited to the number of people who could attend based on the space of their facility but it was for an event that hundreds of people participated and the event was sold out rather quickly and it was a little cramped. Regardless, everyone in my party had a fantastic time but we all agreed that some things could have been improved.

This place is very nice and fancy plain and simple. My cousin had his wedding and reception here. Everything from the ambiance, the atmosphere, the décor, the service and the food all scream elegant. The view of the dock where all the boats are located is very nice and the appetizers they serve are very tasty, especially the beef wellington. If you're looking to host some type of event here be ready to shell out some serious paper because this place is far from cheap. However you get what you pay for and here you pay for top notch service with delicious food and appetizers with a great view of the ocean. I'm not a member of the Chicago Yacht Club but if a friend or family member ever has an event here; I will definitely attend.

I have receptacle privileges here and took advantage of it for lunch. The afternoon was a perfect Chicago day We sat outside with the best view in Chicago. The atmosphere was amazing and the staff could not have been friendlier. You couldn't tell i was not a full member. We ended up having salads and two bottles of wine. They were a light Sauvignon blanc, but the day was so nice we didn't want to leave. So we sat for a couple of hours. Just an amazing experience.....if i owned a boat, i would truly consider a membership Highly recommend

My boss is a super-regular member of a certain age (old school is putting it mildly.) And, while I have no prior experience with yacht clubs because I'm a mere working class peon (with nary a yacht in my possession...,) I can only speak to my experience at my company's private event there (at the insistence of aforementioned boss.) First, it truly feels old school. Very masculine and likely quite fashionable a few decades back (that's not saying it's a bad place, just not very modern-feeling.) The room in which we held our event was quite nice, open and airy with high ceilings and floor to ceiling windows overlooking the harbor. Can't beat that view! The staff was very pleasant. It was incredibly easy to work with the event coordinator and the bartenders and servers were lovely when we had to make a few last-minute adjustments during the event. All in all, a lovely place to hold a private event!

A rich 143 year history along a breathtaking view of Chicago's skyline and lakefront. I was impressed with the service as well as the food. I dined on the stuffed Pork Chop as it was succulent and well seasoned. I finished the evening with a warm Peach Cobbler with ice cream that was not too sweet and hit the spot.

Really cool establishment, retro old school feel. Well maintained & very clean. The food was phenomenal. I had a lobster roll with homemade chips. Very tasty & nice presentation. The view is beautiful & despite a ton of people at millennium park, it was really quite quaint. Will definitely come again, or possibly even join. Loved it!

Seems like a nice enough place. But the GM...a jerk. I am a 53 year old well-educated upper-middle-class white female, and was dressed the part yesterday evening. Was waiting for my friend to valet the car. General manager came out and asked me why I was there, who I was with and why I was standing in his parking lot. Not an impressive way to greet a first-time guest. I told him whose boat I was going out on and he continued to indicate to me that I could not park in the lot. Since I was standing outside the car and was clearly not the car's driver, I'm not sure what effect he thought I could have on the parking situation. But I do hate the way he treated me and the way he accused me of not belonging. It definitely made me hesitant to return. What a jerk. Wondering how he treats people of different races or different socioeconomic statuses. Charming.

  • Visiting Yachtsmen

Columbia Yacht Club honors reciprocity with most registered yacht clubs outside a 35 mile radius of Chicago, IL.

Visitors must register in the Purser's Office with letter of introduction, a current yacht club membership card and valid credit card. Visiting yachtsmen should also be prepared to produce a letter of good standing from their respective club. Letters should be sent ahead of time to assure access can be granted. Please email the letter to [email protected] . During some high volume times, access may be limited.

Columbia Yacht Club's parking lot is limited to members only with license plates registered through an online system. Visitors may park in DuSable Harbor parking lot directly adjacent to the member lot. Learn more HERE . 

Columbia Yacht Club maintains a casual dress code for most events and all areas on the Club Ship. Private events may specify a different dress code, whether formal, semi-formal, or costume. Shirt and shoes are required on all levels of the ship.

Transient dock space is available for visiting yachtsmen on the south-side of the ship in Monroe Harbor. Space is available at $3 per foot, per day. Please bear in mind that the Columbia's dock is vulnerable and unprotected from storms and strong winds from the southeast. Reservations are required for reciprocal visitors and can be made by completing the form HERE . Dock staff monitors UHF Channel 78.

Locker Rooms

Locker rooms for men and women are located on the Mezzanine Level of the Club Ship.

Columbia Yacht Club's dock side service is world class. The friendly staff will make you feel at home while you visit our club. We gladly take reservations for short and long stays by reciprocal members.  

Museum campus.

From the stars to the seas, you're only a 20 minute walk away from Chicago's famous Museum Campus. The Campus features the  John G. Shedd Aquarium ,  Adler Planetarium , and  Field Museum . On your way, be sure to stop by Buckingham Fountain. Another short walk away is  The Art Institute of Chicago .

CONCERTS AT NORTHERLY ISLAND

While in Town Restaurants & Bars For Your Convenience Getting Around Chicago's Tourism Website Take a walk along this historic 50-acre playground,  Navy Pier . In the mood for a movie? Visit the pier's  I-MAX Theatre . There are several restaurants including Riva, the Billy Goat Tavern and Margaritaville. Local knowledge - you can take Landshark and Margaritaville drinks in a to-go cup for a walk around the pier. Althought Columbia has the best view of the fireworks, they are launched from a barge off Navy Pier every Wednesday and Saturday night in the summer.

Head to the  Skydeck  of the country's tallest building. Don't fall off the Ledge! View the city below your feet -quite literally- from the 103rd Floor. Fun fact: on a clear day, you can see four states. Tickets are $18/person. Don't feel like paying for an elevator ride? Enjoy drinks and dining in The Signature Room on the 95th floor of the John Hancock Building.

Organized in 1875 in the City of Chicago as an association of 37 yachtsmen, the Chicago Yacht Club is one of the oldest clubs in the United States. Known for their commitment to promoting the sport of sailing, the club is host to the venerable Chicago Yacht Club Race to Mackinac. CYC is also a leader in teaching children and adults to sail, having provided sailing lessons for over 85 years.

In 1898 the club hosted the first Chicago-Mackinac Race as an informal contest between five boats. William Cameron’s 64′ fin-keel sloop Vanenna one the race with a time of 51 hours. The 289.4 nautical mile race is now one of the oldest annual freshwater distance races in the world, with more than 355 boats entered and approximately 3,500 crew participating.

Racers who compete in 25 Mackinac Races are invited to join the exclusive “Island Goats Sailing Society,” originally named for the sailors’ appearance, aroma and behavior upon reaching Mackinac Island.

1882 On January 9, 1882, the Club was issued its Certificate of Incorporation under the laws of Illinois. As the Certificate stated, the formation of Chicago Yacht Club was to encourage and promote the sport of yacht sailing and building.

1900 In 1900 with membership numbering 125 and a fleet of 28 yachts, the club obtained the Argo Clubhouse, a 35 x 55 foot boathouse located at the end of the Illinois Central pier #3 at the foot of Randolph Street. It had been the former home of a group of yachtsmen called the Argonauts- a small group of socially oriented yachtsmen. Their yacht, the Argo, had been used in 1893 to carry their guests to the World’s Columbian Exposition held where Jackson Park harbor is today.

1902 A new clubhouse, initiated by Commodore George Warrington, at the foot of Monroe Street, on pilings in the lake, was formally opened on June 28, 1902.

1911 Commodore Baum’s Amorita establishes elapsed time record for the Mackinac race which stood for 76 years.

1920 Chicago Yacht Club and the Lincoln Park Yacht Club combined.

1923 In 1923, the barge and clubhouse at Belmont Harbor replaces the lumber schooner Carrier that had served as the Lincoln Park Yacht Club clubhouse since 1915. Carrier, a 177-ton canaler, was built in Michigan in 1865. In 1923, she sank off Evanston while being towed to Waukegan. Her large wheel has been preserved at the Belmont Station and a mural shows Carrier when she was our Club ship. Our race committee crafts have all been named Carrier in her honor.

1925 Monroe St. Clubhouse moved to the present site to make room for the outer drive’s construction.

1930 The depression of the 1930’s put an end to the elaborate plans for the $3,000,000 eight story clubhouse at Chicago Harbor.

1935 The second Chicago Harbor Clubhouse, which had been a display called “The House of Tomorrow” at the Century of Progress Exhibition, was moved to the site in 1935 as a temporary building.

1955 Construction of the first section of the present Monroe St. Clubhouse

1975 1975 marked the celebration of the Club’s 100 year Anniversary and a new high in activity for the Club. Countless hours of effort by hundreds of loyal members went into the celebration. Recognition flowed from many sources including Illinois Governor Walker, Chicago Mayor Daley and President Gerald Ford. The latter two even enjoyed dinner at the Chicago Yacht Club.

1985 Chicago Yacht Club participates in sponsorship of Heart of America of America’s Cup.

1992 Chicago Yacht Club Foundation was founded by then-Commodore Joseph Wright, Jr., Kurt Stocker, and Dick Wharton. A member can now give something back to the community while supporting the Club’s nautical educational activities.

1998 CYC celebrates the 100th Anniversary of the first Race to Mackinac. The multihull record in the Race to Mackinac is established at 18 hours 50 minutes and 32 seconds by Steve Fossett on Stars and Stripes; the catamaran previously sailed by Dennis Conner in the Americas Cup.

2004 Belmont Station barge is relocated to the south east end of the Belmont Harbor.

2005 Chicago Yacht Club adds new Sailing Activities Center barge adjacent to Belmont Station.

2008 2008 marked the 100th running of the “Mac Race,” with a record entry of 460 boats and 100% of the fleet was tracked by GPS transponder.

Milwaukee Yacht Club Worth $2.28 Million

But is it really the oldest yacht club on Lake Michigan?

On February 26th, 1967, Milwaukee County Executive John Doyne  and the officers of the Milwaukee Yacht Club sank silver shovels into the sandy soil of McKinley Park to break ground for a new clubhouse. Back on November 23rd, 1943, at the height of World War II, the original 1896 frame building located there had burned down to its pilings. At the time, the United States Navy took precedence over private sailing clubs when it came to requisitioning construction supplies, so, in 1945, the members assembled a “temporary” clubhouse from materials they could scratch together until a new home could be built. Now, nearly a quarter-century later, at last construction could begin.

But as the days of the war economy were long over, why did it take until 1967 for a permanent home to be built?

A Decades-Long Battle Goes to Supreme Court — Twice

In 1887 the city created Flushing Tunnel Park (now McKinley Park) as part of a sanitary improvement designed to pump Lake Michigan water into the polluted Milwaukee River , discharging it just downstream from the North Avenue Dam, in an area that abounded with tanneries and other heavy industrial uses. The idea was that the water would dilute and flush the noxious effluvia that emanated from the factories into the lake. It was realized that the channel that led to the pumping station (now Colectivo Lakefront) could also serve as a harbor for small vessels such as personal sailboats.

In 1907 it was determined that such filled lakebed land “was and had been the property of the Chicago & Northwestern Railroad, and not the City of Milwaukee.” (Railroads were notorious land-grabbers.) In 1913, the railroad quit-claimed the property to the city “upon condition that it be maintained by the city at all times for park purposes.” If not, the land would revert to the railroad.

Thus, matters stood for a generation until 1936 when, in an early example of intergovernmental consolidation, voters approved a referendum to transfer all city park property to the county to create a unified park system. Hundreds of acres, including the Yacht Club site were conveyed to the county on November 12th, 1936.

Shortly after the 1943 fire the county sought to evict the yacht club. This resulted in litigation and a number of appeals that went on for years. The walls of the temporary clubhouse echoed with the laments of members: What could be worse? To have to scuttle one’s vessel or be obliged to join the South Shore Yacht Club? Either option would be unthinkable. The club claimed it owned the site due to adverse possession, hiring Louis Quarles to make their case. This claim was rejected in a 1950 Supreme Court decision, which sent the matter back to the lower court. Then, in 1951, the court again settled some technical issues in the case, which at this time involved Milwaukee County as appellant, versus the City of Milwaukee as defendant and the Milwaukee Yacht Club as respondent. The county was granted ownership of the land, which it retains to this day. Even so, it took another 16 years to get around to building the new facility.

A Taxable Building on Tax-Exempt Land

In what may be a unique situation, we have before us a privately owned building (taxable) sited on publicly owned land (non-taxable). The 2-story brick clubhouse of 9,500 square feet features a number of amenities for its members, according to its website .

They include:

  • The main dining room overlooking the harbor.
  • Private east-facing banquet room known as the Cove.
  • Conference room known as the Library.
  • Expansive Main Bar with seating and private wine lockers.
  • Lounge with a fireplace.
  • Outdoor patio with seating overlooking the harbor.
  • Wrap-around deck with bistro seating overlooking the grounds.
  • The “Boatique”

There is also a 21st century outdoor pool and other improvements to the facility, including a large crane to hoist boats in and out of the water. Plans are afoot to replace the fixed docks with floating docks, and the Parks Department is making improvements to the flushing channel walls in conjunction with the club.

It is now the Boathouse, the Dockmaster’s office, event and classroom space as well as locker rooms for the pool and hot tub.

The City assesses the improvements at $2,288,000, while the exempt land is not valued. Property tax of $53,995.76 is current on the installment payment plan. Additionally, the County receives $68,000 in annual rent from the club. This payment more than offsets the sum the county would have received as its portion of the tax on the land. The 25-year contract was renewed in 2018 at the current rate.

The Bottom Line

The Club’s IRS Form 990 for the year 2022 shows total assets of $3,449,892 (2021: $1,999,192) and total liabilities of $2,259,675 (2021: $453,396) for a net asset of $1,190,217 (2021: $1,545,796). Revenues were $1,754,339 (2021: $2,271,859) and expenses were $2,109,918 (2021: $1,631,130) for a net income of -$355,597 (2021: +$640,729).

Income from public use of the club facilities was $203,666 (2021: $157,860). The highest paid employee is club manager Matt Michael , who earned $110,746 (2021: $108,537).

Oldest Active Yacht Club on Lake Michigan?

There is something about the water that leads to tall tales, from the mermaids and sirens of antiquity to a fisherman’s estimate of the size of the musky that got away from him on Potato Lake one summer.

The clearheaded landlubbers at the Milwaukee County Historical Society , unintoxicated by the romance of the sea, report that The Milwaukee Yacht Club was indeed organized in 1871 by 25 Milwaukeeans, “but the organization died out by 1878. It revived in 1884 but again was short-lived.” The current Milwaukee Yacht Club was organized in 1894. However, in 1945, the original Milwaukee Yacht Club was once again revived. The defunct club then merged with the current club, thus giving it rights to claim to be the oldest operating yacht club on Lake Michigan.

Video: Gunman fires at crowd outside Detroit blues club after parking dispute

DETROIT – Five people where shot early Friday when a gunman opened fire on a crowd outside a Detroit bar following a dispute over a parking space.

An argument over a parking spot outside of Chicago Blu’z Bar & Grill in Detroit turned physical, and then violent early Friday, March 29. Detroit police say at around 2:45 a.m., a man involved in the dispute left, came back with a gun, and fired on the crowd outside the blues club.

Five people were injured and rushed to two nearby hospitals. Each of them were in stable condition and expected to survive, Assistant Detroit police Chief Charles Fitzgerald told reporters early Friday.

Only one of the five people shot was believed to be involved in the argument over the parking space. The other four were believed to be bystanders, Fitzgerald said.

Investigators found at least 7-8 casings in the parking lot of the club. There were more people standing in the parking lot who weren’t injured.

The shooter -- whose identity was not yet known -- drove off in an SUV that was parked in the middle of the street in front of the bar. Surveillance video shows the man firing into the crowd, running back to the vehicle, and driving off.

Detroit police were still searching for the shooter as of early Friday afternoon. Fitzgerald said they were looking for a dark SUV, possibly a Hyundai, that was driven by the shooter.

Police were also planning to look into why the blues club was open as late as it was. Fitzgerald told reporters that the owner did not have a permit for extended hours, and that the bar shouldn’t have been open that late.

DETROIT -- Five people were shot early Friday morning outside of the Chicago Blu’z Bar & Grill when a suspect opened fire on a crowd of people. According to the Associated Press, the shooting took place shortly after a physical fight outside the bar over a parking spot.

After the fight, the suspected shooter left, but eventually returned to the scene and fired multiple rounds. One of the victims was involved in the original fight, but other victims appear to have been bystanders. Police say the victims range in age from 33 to 49 years old and are in stable condition.

EDISON PARK — Developers have redesigned a proposed 82-unit apartment complex in Edison Park after ample pushback , but the changes weren’t enough to sway some neighbors who feel the project is still too dense.

Developer Valdir Barion wants to construct two apartment buildings at 6750 N. Northwest Highway, the former M.J. Suerth Funeral Home property. New designs show two four-story buildings, each with 41 apartments, 41 parking spaces and a courtyard.

The project, which would need a zoning change, also would likely include two first-floor retail spaces, Barion said.

Developers met with neighbors at a Monday night community meeting hosted by the 41st Ward  Zoning Advisory Committee . Neighbors blasted a previous version of the project in October, saying it was too big, didn’t have enough parking and didn’t fit the designs of nearby buildings. That version featured two five-story buildings with 48 two-bedroom apartments and 32 three-bedrooms, plus 67 parking spaces.

After the October meeting, Barion worked with Hanna Architects to “pretty much redesign the entire building,” he said. The updated version eliminates two apartments and has 40 fewer bedrooms, Barion said.

Now he proposes 32 one-bedroom apartments, 36 two-bedrooms and 14 three-bedrooms. Thirty-two parking spaces will be partially covered outdoor spaces and 52 will be indoor garage parking. Each building will have its own garage on the first floor, as well as a bike storage room and a rooftop deck, Barion said.

Rents will range from around $1,885-$2,552 for a one bedroom unit to about $3,770 for a three-bedroom.

Amenities for the buildings are still being finalized but could include a co-working space or a gym, Barion said.

Marc Pelini, a member of the local zoning committee, said the new designs were “radically different” from the Oct. 18 proposal .

“I’d like to thank the developer for at least listening to the neighborhood and addressing some, if not all of their concerns,” committee member Frank Icuss said.

Some neighbors weren’t on board with the idea, despite the design changes.

“Eighty-two units, it’s not what we’re built on here,” one man said. “It’s not a slight against renters… but one of the reasons why this has been such a great neighborhood for so long is because people take ownership of this place and they stick around.”

Another neighbor said 82 apartments is too many to squeeze onto a 1-acre lot. He asked the developer to downsize and build something that wouldn’t require a zoning change. The funeral home lot is currently zoned for about 16 units.

“I just don’t believe that’s going to be viable,” zoning attorney Nick Ftikas said. “We don’t want it to sit vacant, but we really don’t know, based on the current zoning, what other viable new development options there are.”

Multiple neighbors said they supported the proposal. One man said it could help revitalize downtown Edison Park.

“If the project doesn’t go forward, we’re going to have a funeral home with an empty parking lot,” he said. “Renters do not drag down the value of a neighborhood.”

Icuss asked developers what guarantees they had the apartments wouldn’t sit empty. Barion said he researched the market extensively and found the Northwest Side is lacking larger, luxury rental options.

“We are very confident about filling up the building within six-12 months from completion,” Barion added.

After the meeting, Ald. Anthony Napolitano (41st) told Block Club similar developments have been popping up in nearby suburbs over the past 10 years.

“A lot of the apartments have waitlists,” Napolitano said. “So the market’s there.”

Despite the addition of 15 spaces, some neighbors still had concerns about parking. The project does not include any designated retail parking, and neighbors said they worried customers and employees would fill nearby residential streets.

One neighbor asked about apartment tenants who have more than one car.

“Where are they expected to go? Everything is metered or Metra in the area. There’s no free parking around there,” she said.

The property is considered a “transit-served development,” Ftikas said. Since it is near the Edison Park Metra station, developers can offer fewer parking spaces, per city rules.

The developer chose to offer one parking spot per unit based on previous feedback, but Ftikas said he expects there will be some neighbors who rely on public transit. Tenants who do not use a parking space will be offered a $100 rent discount.

The  city’s affordable housing ordinance  generally requires a development needing a zoning change or other special city approval to make 20 percent of its units affordable. The ordinance allows developers to opt to pay into a low-income housing fund to reduce the number of required affordable units, which Ftikas said the developer plans on doing. Under that plan, eight units would be affordable.

Monica Dillon, of Neighbors for Affordable Housing, asked the developer to consider building all 20 percent of the units onsite. The 41st Ward needs more affordable housing options, especially for families, she said.

The advisory zoning committee will discuss the updated project with their respective community groups before making a final recommendation to Napolitano. The group plans to meet again in April.

Napolitano said he appreciated the changes Barion made and said the updated design has “a great feel to it.”

If the project receives all the necessary city approvals and permits, Barion said he hopes to start construction on the first building in the spring of 2025. Work on the second building will begin once the first building is complete.

“I can understand people’s concerns, but at the same time we are living in an urban environment, and I think there’s a certain vitality to have a certain amount of density,” Pelini said after the meeting. “The question is knowing how much density is too much.”

Opening day of the MLB season is here. Though some games are postponed due to weather , the majority of clubs are set to begin their 162-game season today. The offseason saw many storylines, including superstar Shohei Ohtani's record deal to join the Dodgers and the subsequent gambling scandal as well as the Baltimore Orioles getting a new owner .

One attraction fans league-wide can always be excited about on opening day is the food. Ballparks across the country are rolling out new selections for the 2024 MLB season.

Here are a few of the best:

The Campfire Milkshake ( Chicago White Sox )

The White Sox have a new menu for 2024 featuring crispy chicken sandwiches, empanadas (beef or spinach), a pulled pork smash burger, and a Jack Daniel's Tennessee Whiskey and Coke float.

But one of the more notable additions is a dessert at the Huntington Bank Stadium Club: the Campfire Milkshake. It's a chocolate shake topped with graham cracker and toasted marshmallows served in a sundae cup for $15.

The Double MitchWich ( Seattle Mariners )

The Mariners are the only team in the MLB with two players named Mitch in their projected starting lineup: designated hitter Mitch Garver and outfielder Mitch Haniger . In a nod to their starters, T-Mobile Stadium will be serving The Double MitchWich, a sandwich that dedicates one half to each Mitch.

Garver's side of the sandwich has marinated pulled pork, Swiss cheese, dijonniase, black forest ham, and sliced pickles on Cuban bread. Haniger's side has grilled chicken breast, marinated tomatoes, Havarti cheese, bacon, and a fried avocado wedge.

This two-sided sandwich costs $15.49.

The Warehouse Dog ( Baltimore Orioles )

The Orioles, in addition to new ownership, are rolling out new features and menu items for the 2024 season. New signature dishes at Brick & Whistle Food Co. (the stadium hospitality team) include an Omaha steak burger, rotisserie chicken platter, and chicken flatbread sandwich.

But perhaps the most notable addition comes with the Warehouse Dog. It's a foot-long beef hot dog with crispy onions, horseradish-infused sauce, pit beef queso fundido, and pickled pico served on a pretzel bun.

The Pennant Pickle Dog ( Houston Astros )

Baltimore isn't the only defending AL division winner with a new dog this season. Houston's Minute Maid park will be serving up lots of new items in 2024, including crawfish fried rice, Cajun root beer floats, Creole-smoked turkey legs, and the Pennant Pickle Dog.

The foot-long Texas chili Angus hot dog comes with fried pickle chips, dill aioli, jalapeño slaw, and green onions for $15.49.

The season began on March 20 with the Dodgers and San Diego Padres facing off in Seoul , South Korea, but the season begins domestically on March 28.
