Best marinas to dock your boat..

Marine, marina, harbor, yacht club, port — not exactly synonyms, but close. A marina provides safe dockage for vessels of all sizes, often offering supplies, repair, and other facilities to those who rent a slip. A quick (but unreliable) Google search told us that there at about 12,000 marinas in the United States.

Whether that’s true or not, that’s a lot to sift through. But we did it — we found the top 10 superyacht marinas in the U.S.

1. Yacht Haven Grande | Miami, Florida

Yacht Haven Grande Miami

“Welcome to Miami” is the vibe when you step off the yacht and into Yacht Haven Grande by Island Gardens. This marina is nothing short of flash and accommodates some of the largest superyachts in the world. 

This Miami marina was specifically designed to host mega yachts reaching 500+ feet in length, plus accommodation for smaller tenders. Onsite amenities include a luxury lounge, conference room, mail and package delivery, concierge service, BBQ area for crew, and water taxi to select Miami waterfronts. Yacht Haven Grande is a true marina destination, and one of the finest in the world.

2. Gurney’s Star Island Marina | Montauk, New York

All the way at the End of the World (as Montauk, NY is so often referred to), is Gurney’s Star Island Marina . It’s part of a larger resort and therefore offers plenty of amenities for boat owners who book a slip. Despite a sense of exclusivity, Gurney’s Star Island Marina does not require a membership. 

The marina can accommodate yachts up to 220 feet with a maximum draft of 12 feet. Boat guests have full access to Gurney’s Star Island facilities and amenities, including laundry services, a private beach, a fitness center, heated pools, tennis courts, and waterfront dining options. It’s a welcome land excursion for yacht charters in New England .

3. Bahia Mar Yachting Center | Fort Lauderdale, Florida

Bahia Mar Yachting Center

Smack dab in the heart of Fort Lauderdale is the Bahia Mar Resort and Yachting Center (also home to the Fort Lauderdale International Boat Show ). It’s all about the amenities when you dock at Bahia Mar, which includes access to a swimming pool, fitness center, entertainment concierge, diving and sailing tours, and dining options. Oh, and the beach is right across the street. 

The marina is separated into the South Basin and the North Basin, with the resort, parking, shops, and restaurants conveniently in the middle. Bahia Mar holds 250 slips and can accommodate vessels up to 300 feet in length. Facilities include fueling, free WiFi, cable television, and pump out. 4. Safe Harbor Charleston City | Charleston, South Carolina

Safe Harbor has locations all over the west and east coasts, but its marina in Charleston , South Carolina is one of the best superyacht marinas in the United States. It’s home to the Mega Dock (dun, dun duunn), which hosts some of the most prestigious yachts in the world.

Charleston is a premier boating destination , and the marina’s state-of-the-art facilities and southern hospitality are a welcome respite after a big day on the water. Yachts that book a slip at Safe Harbor receive complimentary wifi, shore power hookups, freshwater hookups, and cable TV hookups. They also have a full marine service, fuel dock, and waterfront restaurant. While membership is not required to dock at this marina, you can become a member of Safe Harbor to gain access to an entire network of premium locations, amenities, and events.

5. Marina del Rey Marina | Los Angeles, California

Marina del Rey Marina

Marina del Rey hosts one of the largest marinas in the U.S. It can accommodate vessels up to 150 feet in length and up to 5,000 yachts year-round. Californians do things big — the marina has hotel rooms, restaurants, a Denison office , a movie theater, paddleboard rentals, and a shopping center (among other amenities ). It’s a short drive to/from Santa Monica for the beach or LAX to catch a flight. When you book a slip at Marina del Rey Marina, you’ll get security, fresh water, power, ice delivery, wash and fold delivery, and dockside shuttle service.

6. Farley State Marina | Atlantic City, New Jersey

The best superyacht marinas in Miami

One island park.

In Miami, everyone wants a piece of the waterfront. Condos, restaurants and private homes all try to stake claim on the ever-disappearing property by bay (and sea). Luckily, in a water-centric city like Miami, marinas take up a good portion of this prime real estate .

With dockage available in every waterfront neighbourhood, you can decide what amenities you seek, how much privacy you desire and which part of Miami you’d like to be based to explore this exciting city .

1. One Island Park

The One Island Park compound opened in Miami Beach in November last year and is designed solely for superyachts and is able to accommodate yachts measuring up to 244 metres in its deep water berths.

Visitors to One Island Park will enjoy a vast range of VIP concierge services, as well as a high level of exclusivity. The new compound was designed to showcase both the area and the best standards of service, meaning it will become an extremely popular spot for private owners, while its location means that clients can enjoy the thriving art scene, the beaches and the nightlife of Miami.

Island Gardens

The new superyacht marina Island Gardens Deep Harbour is situated on Watson Island and is capable of berthing 50 superyachts measuring up to 167 metres. The retail and residential aspects of the marina are not expected to be completed for the next two years, but the marina is fully operational with 1,524 linear metres of capacity with drafts of 5.4-6.4 metres deep.

Coconut Grove

Home to the U.S. Sailing Center and multiple yacht clubs, Coconut Grove is a hotbed for yachting activity. The 582-slip Dinner Key Marina, which survived the worst of the hurricane damage in September, sits right in the centre, and only steps away from the shops and restaurants of “The Grove.” The protected marina hosts yachts up to 38 metres with two metres of draft.

Sea Isle Marina

The Sea Isle Marina and Yachting Centre is a great place for yachts up to 42 metres to tie-up and be in close distance to what downtown has to offer with the Adrienne Arsht Center for the performing arts and the arena where the Miami Heat play right around the corner. There are also great restaurants right on site, as well as fuel and a ship’s store.

Miamarina at Bayside

Surrounded by shops, dining and even an outdoor auditorium, the Miamarina at Bayside is a lively marina. The marina has 130 slips and hosts yachts up to 60 metres and offers easy access to both the Atlantic through Government Cut and to Biscayne Bay and the Florida Keys to the south.

Epic Marina

Epic Marina is surely one of the plushest in Miami and despite being hit hard during Hurricane Irma, is once again capable of hosting superyachts up to 95 metres. In the shadow of Miami’s luxe Epic Residences & Hotel, the marina isn’t short on high-end amenities. Guests can enjoy sumptuous meals at on site restaurants Area 31 and Zuma.

Sunset Harbour Yacht Club

Set off the Venetian Causeway on Biscayne Bay, Sunset Harbour Yacht Club offers ample dockage outside of the hubbub of the Miami Beach scene. Catering to yachts up to 45 metres with 125 deepwater slips, the designated “clean marina”, an initiative started by the Florida Department of Environmental Protection, has some great amenities including a pool and fitness centre. Fuel can be delivered and it is loacated right around the corner from a large Publix supermarket for easy provisioning.

Indian Creek Marina

Across from Miami’s iconic and historic Fountainbleau Resort on Collins Avenue, Indian Creek Marina at the Fountainbleau Resort (home to one of the best hotel spas to visit in Miami ) can host yachts up to 76 metres. In February, this waterway is lined with yachts during the Miami Yacht and Brokerage Show. The rest of the year, it’s open to transiting yachts and makes a great destination marina that is in close distance to Miami’s finest spas and eateries, as it's located right across from the beach.

Miami Beach Marina

In the south end of Miami Beach, the full-service Miami Beach Marina has 400 slips for yachts up to 76 metres. The marina offers direct access to Government Cut, a manmade shipping channel between Miami Beach and Fisher Island, which allows better access to the Port of Miami. Likewise, it’s only moments to the best of what South Beach has to offer; the beach and the best restaurants, nightlife and spas are just steps away.

Private Marinas

Yachtsmen seeking a private marina experience while in Miami should look no further than these havens:

The exclusive private island community of Fisher Island Club, across from Miami Beach, is ‘members only’, but sponsorship (from a member or the dockmaster) allows temporary membership for yachts up to 76.2 metres in length to tie up in the marina. And their owners can enjoy all the perks of the club, including the beach club, spa, tennis centre, hotel, restaurants and PB Dye-designed golf course.

Midway between Miami and Fort Lauderdale in Aventura, Turnberry Isle Marina Yacht Club accommodates 117 yachts up to 45-metres. Amenities include 24-hour security, a private ocean club, pool, spa, several restaurants, and two 18-hole Raymond Floyd-designed championship golf courses.

pierpaolo lazzarini’s colossea mega-yacht features a detachable airship upper-structure

The mega-yacht/airship nods to the historic n1 airship.

Measuring 204 meters (699 ft) in length, the Colossea mega-yacht is an itinerant floating docking station for a detachable airship. The project by Pierpaolo Lazzarini is a tribute to the N1 airship (later renamed Norge) which took off for its first test flight from Rome a century ago. With Colossea, Lazzarini reimagines its iconic design with the materials and technologies of today, proposing the same measurements with upgraded materials and propulsion. Entirely conceived to be built in carbon fiber from the internal structures to the exterior blimp surface, the airship will be moved by 8 electric engines, with its upper structure comprising a take-off/landing area shaped to the blimp’s form.

Italian designer Pierpaolo Lazzarini pays homage to the Norge, a semi-rigid Italian-built airship that, with an overflight on 12 May 1926, completed the first verified trip of any kind to the North Pole, as well as being the first aircraft to fly over the polar ice cap between Europe and America. Inside Colossea’s blimp, 22 isolated compartments host various installations such LH2 tanks (liquid hydrogen) batteries, cabins, and all internal structures. The overall volume of the carrier gas compartments have 30,000 mc which grants the aircraft enough space to release sufficient H2 into any compartment. The LH2 is released into the compartments to adjust the weight balancing needed and also as H2 reserve in case of gas loss.

The same LH2 is devoted to supplying the necessary energy requirement of each engine, capable of pushing the flying vessel to an estimated maximum speed of 165 km/h (about 90 knots), while the Yacht instead is pushed from 3 HTS engines on a maximum speed of 22 knots. Likewise, airship propellers can increase and support the efficiency of the sailing. The new airship with 10,000kg of payload and armament can now accommodate up to 24 passengers (plus 10 crew members), though instead, the yacht offers 22 dislocated guest suites and multiple deck with pools on the rear part for a total load capacity up to 44 guests and 20 crew members.

Several luxury yachts owned by wealthy Russians have been detained across Europe this month.

It comes after the West imposed sanctions on oligarchs over Moscow's invasion of Ukraine .

Some have taken evasive action – two such superyachts linked to billionaire Roman Abramovich were spotted approaching the Turkish coast on Tuesday. A group of Ukrainians tried to stop one of the yachts from docking in Turkey.

Chelsea FC owner Mr Abramovich is one of several oligarchs who were added to an EU blacklist last week as governments acted to seize yachts and other luxury assets owned by the billionaires.

Western sanctions resulted in many large vessels relocating from Europe in the past few weeks. Several have headed to places such as the Maldives, which have no extradition treaty with the US.

Where is the Abramovich-owned yacht heading?

Mr Abramovich's yacht Eclipse was seen heading towards Marmaris on Tuesday, according to data compiled by monitoring site Marine Traffic, which was seen by Reuters.

The previous day, his superyacht Solaris was moored in Bodrum, about 80 kilometres from Marmaris, data showed, after skirting waters of EU countries.

There was no suggestion Mr Abramovich was on board either of the yachts.

Which yachts have been detained?

On Monday, a superyacht linked to another Russian billionaire was detained by authorities after docking in Gibraltar.

The Axioma , believed to belong to Dmitrievich Pumpyansky, moored at Gibraltar on the southern tip of the Iberian Peninsula, Reuters TV footage showed.

Mr Pumpyansky, who is under UK and EU sanctions, owns Russia's largest steel pipe maker TMK. Data shows the 72-metre vessel is owned by a British Virgin Islands holding company called Pyrene investments, Reuters reported. An article published as part of the Panama Papers leaks names Mr Pumpyansky as a beneficiary of the holding.

On March 12, the world's biggest sailing yacht, called Sailing Yacht A and owned by Russian billionaire Andrey Igorevich Melnichenko , was seized by Italian police.

Several other luxury yachts have also been detained across Europe, including in Gibraltar, Mallorca in Spain's Balearic Islands and the French coast.

Here are 16 superyachts linked to wealthy Russians

1. Eclipse , a superyacht linked to sanctioned Russian oligarch Roman Abramovich , was this week spotted heading in the direction of Marmaris in Turkey.

4. The Crescent , which was seized by the Spanish government in Tarragona, Spain, on March 17. The ship's owner is not publicly known, although it is believed to belong to Russian Igor Sechin, head of Rosneft Oil in Moscow.

5. Ragnar , owned by former KGB officer and Russian oligarch Vladimir Strzhalkovsky, who is not on the EU sanctions list.

6. Tango , owned by Russian billionaire Viktor Vekselberg, who was sanctioned by the US on March 11.

7. Lady Anastasia , owned by Russian arms manufacturer Alexander Mijeev, is retained at Port Adriano, Mallorca, as a result of sanctions against Russia and Belarus issued by the European Union.

8. Valerie was seized by the Spanish government in Barcelona, Spain, on March 15. Spanish newspaper El Pais reported that the ship is linked to Rostec State Corporation’s chief executive Sergey Chemezov.

9. The $578 million Sailing Yacht A owned by Russian billionaire Andrey Igorevich Melnichenko was seized by Italian police in the port of Trieste on March 12.

10. The 156-metre Dilbar superyacht is owned by Russian billionaire Alisher Usmanov.

11. La Datcha belongs to Russian billionaire businessman Oleg Tinkov.

12. Lady M , owned by Russian oligarch Alexei Mordashov, was seized by Italian police on March 5.

13. Amore Vero was seized in the Mediterranean resort of La Ciotat on March 3 by French authorities. The yacht is linked to Igor Sechin, a Putin ally who runs the Russian oil giant Rosneft.

14. Quantum Blue , owned by a company linked to Russian billionaire Sergei Galitsky, the head of Russian oil giant Rosneft, was seized in southern France on March 3.

15. Superyacht Luna is owned by Russian billionaire Farkhad Akhmedov.

16. Triple Seven is owned by Russian billionaire Alexander Abramov, according to media reports. The yacht was last up for sale in 2020 for €38 million ($41.85 million).

Could sanctions leave oligarchs’ super yachts high and dry in Spain?

Russia’s wealthiest men own vessels worth millions. Now penalties might make it illegal to supply or service them

Among the many gleaming white boats lining Barcelona’s historic port, the super yachts of the super-rich stand out.

If there are fewer of them than usual at the moment it’s because most are still wintering in the Caribbean. However, overshadowing the small fry (super yachts are roughly defined as starting from 25 metres in length) are a number of palatial vessels, including yachts owned by the King of Bahrain, Walmart heiress Nancy Walton Laurie, and media mogul Barry Diller.

Among them are three vessels belonging to some of Russia’s wealthiest men. They have a combined value of hundreds of millions of dollars. Their owners could be forgiven for feeling a little nervous as western governments ponder who to target next in a threatened barrage of sanctions against Russia in retaliation for its invasion of Ukraine.

All three yachts are in for refitting in the MB92 shipyard, which specialises in servicing super yachts. The largest is the 139-metre, Bermudian-flagged Solaris, which belongs to Roman Abramovich , the man who owns 29% of mining company Evraz, as well as Chelsea football club.

Next up is the 74-metre Aurora, owned by Andrey Molchanov, who has a controlling stake in LSR Group, Russia’s biggest producer of building materials, and a current net worth of €1bn, according to Forbes magazine.

Finally, there is the 70-metre Galactica Super Nova, whose owner is Vagit Alekperov, president and chief executive of Lukoil, in which he has around a 20% stake. He also owns 36.8% of the football club Spartak Moscow.

Lukoil is considered to be a potential target for European sanctions, given the energy giant’s importance to the Russian economy, and the fact that it is already subject to some US sanctions. It is a company of strategic importance to Russia, and Alekperov was among a gathering of business leaders summoned by Putin to a meeting in the Kremlin on Thursday.

Since 2017, Alekperov has also been part-owner of Marina Port Vell, Barcelona’s pleasure port. The old port, which dates back to Roman times, was renovated for the 1992 Olympic Games, and in 2010 it was ceded by the conservative city government to the London-based Salamanca Group for development as a marina for super yachts.

In 2017, ownership passed to the Qatari Investment bank, QInvest, and a fund with several international investors, among whom Alekperov is a stakeholder, in a concession that expires in 2048. The port is investing €20m (£16m) in a bid to become the biggest super yacht marina in the Mediterranean.

Abramovich is one of 35 individuals who should be considered for sanctions, according to a list drawn up by the organisation of Russian opposition leader Alexei Navalny.

The names of the 35, who range from businessmen to media owners, government officials and politicians, was read out in parliament this week last week by Liberal Democrat foreign affairs spokesperson Layla Moran. She said: “We need to start by heeding the names of those who were identified by Alexei Navalny and his team as ‘key enablers’ more than a year ago.”

Abramovich holds Israeli and Portuguese citizenship and his lawyers insist that “he is not subject to sanctions, and this has been confirmed publicly by the prime minister”. They have said neither he nor Evraz “fit the description of those likely to be subject to sanctions, as set out by the foreign secretary”. Alekperov and Molchanov did not respond to requests for comment.

The three businessmen have not been named on any sanctions list. However, both US president Joe Biden and Boris Johnson have threatened wider action against the owners of companies across sectors including energy, mining and construction, which puts individuals such as Alekperov within the scope of those who could be affected.

“The UK’s new designation criteria permit a broad range of businesses to be designated as financial sanctions targets,” says sanctions expert Stacy Keen at law firm Pinsent Masons. “In relation to Russia’s strategically important businesses, the regulations specify that this applies to those operating in the chemicals, construction, defence, electronics, energy, extractives, financial services, transport and information, communications and digital technologies sectors.”

So, were such sanctions applied, what would it mean for the oligarchs’ yachts in Barcelona and elsewhere?

“The way sanctions work is that they don’t seize assets, but freeze them, and the individuals can’t use them to generate funds,” says Keen.

“If the EU were to make a designation equivalent to that made by the UK, no Spanish or other EU business would be allowed to supply services, from fuel to crew, for the use of the yacht. In effect, the yacht wouldn’t be able to function.”

How this will play out depends on the alignment of sanctions between the main players – the US, the UK and the EU. All three have promised coordinated action, and while there are some differences in measures taken in recent days, there are areas of overlap.

However, this is unlikely to have any knock-on effect on the thriving wider super yacht market, where order books are full for at least five years. According to MB92, 185 super yachts were built in 2021, compared with 148 in 2019. Covid led to a boom in the deluxe vessels, which provide an ideal form of social distancing for the 1%. Record numbers of the vessels were moored off the coasts of Italy and Greece in 2021.

The long waiting lists have also boosted the secondhand super yacht market as well, with some vessels selling for more than their original cost.

The business is getting bigger and so are the boats, as billionaires vie to outdo each other with their floating palaces. Solaris, which cost $600m, was built last year, and can reportedly accommodate 36 guests in its 18 luxurious cabins as well as 60 crew members. There is a gym, swimming pool, sauna, beauty salon and a jacuzzi. It is said to come with state-of-the-art security including a radar-controlled missile detection system, bulletproof windows and armoured protection. The yacht was spotted sailing up the Catalan coast on Wednesday, possibly on sea trials after its refit in Barcelona, before returning to its moorings.

These yachts are not only hugely expensive to build, they cost a fortune to maintain and crew. On average, owners must spend 10% of the purchase price annually to keep one afloat, which means Solaris has running costs of around $60m a year.

Solaris is just one of Abramovich’s four yachts. The 170-metre Eclipse, currently moored in the Caribbean, is the second largest in the world, after the 180-metre Azzam owned by Khalifa bin Zayed Al Nahyan, president of the UAE. The Eclipse was in the Barcelona shipyard for a refit at the end of last year.

Txema Rubio, MB92’s commercial director, says the yard can work on up to 25 yachts at a time. The average refit costs around €900,000, although in some cases this may rise to as much as €20m.

Despite their vast size, some super yachts travel with a “shadow boat” that carries accessories – such as speedboats, jet skis, cars, helicopters and even submarines – which the owners don’t want cluttering up their showcase yacht.Refits take a minimum of three months, sometimes much longer, during which time the yard may need to accommodate hundreds of crew members.

Part of the popularity of Barcelona as a marina and a super yacht shipyard is that crew get to spend months in one of the world’s most attractive cities while the vessels are moored or in dry dock. If sanctions are imposed, the oligarchs’ crews may find they have a lot more time on their hands.

78-year-old suspect in Ella Adler ‘hit-and-run’ boating death lives in $3.5M Florida mansion with private lake, dock

T he Florida boater accused of piloting the vessel which killed 15-year-old ballerina Ella Adler lives in a multi-million-dollar waterfront mansion on a private lake with its own boat dock.

Carlos Guillermo Alonso, 78, of Coral Gables, is registered as the president of Technical Systems & Equipment Corp, a leading air conditioning installation company in Miami-Dade county, according to the company’s website. His wife Magaly Alonso is listed as the Vice President.

The couple share several children and grandchildren, and a sprawling mansion valued at $3.5 to $4 million in the exclusive Hammock Oaks, a luxury gated community that boasts private lakes and schools.

Alonso’s four-bedroom, four-bathroom property with a swimming pool also has its own boat dock, for his 42-foot-long Boston Whaler boat.

He is now suspected of fatally running over Adler in the same boat in nearby Biscayne Bay last Saturday then leaving the scene without stopping, according to an incident report from the Florida Fish and Wildlife Conservation Commission (FWC).

The FWC’s report lists Alonso, who is cooperating with the investigation, as the sole occupant of the boat which slammed against Adler while she was with friends celebrating a birthday. 

“[Ms Adler] was wakeboarding when she fell in the water while being towed. Ms. Adler was struck by another vessel and died from her injuries,” a statement provided by the FWC to The Post read.

“The vessel that struck Ms. Adler did not stop.”

The full circumstances of the position of Adler in the water and the two vessels has yet to be revealed.

According to FWC, it is unlawful for any person operating a vessel involved in a boating accident to leave the scene without giving all possible aid to the involved persons and without reporting the accident to the proper authorities.

Earlier, Alonso’s attorney, Lauren Field Krasnoff, said her client “had absolutely no idea” his boat was allegedly involved in the hit-and-run crash until police turned up at his home to question him about the incident.

“If he was the person that was involved in this accident, and I want to be clear, we don’t know that yet. If he was he had absolutely no idea of his involvement,” she said.

“When the police came knocking, he did not know why. We’re not sure if he was involved. But if he was he absolutely did not know what had happened.

“He docked his boat in plain sight. And most importantly, he’s been cooperative with law enforcement and with anybody that has a need to need it to investigate what happened on the water that day.”

Krasnoff said nothing seemed off to her client on the day of the incident, with Alonso, a boater of more than 50 years, docking “his boat in plain sight” and going about his day as usual. 

Boating licenses are not required in Florida. And only people born on or after Jan 1, 1988 must  have a  Boating Safety Education Identification Card  to legally operate a boat in the state, according to FWC.

The Post has reached out to Alonso and his lawyers for comment.

Alonso, a Cuba native who arrived in the US under Operation Peter Pan, which ran from 1960 to 1962, has no criminal record and does not drink alcohol, his attorney said.

“He’s a good man, and he is devastated by what has happened. We’re going to keep that statement. That will be the end of the statement for now. The investigation is ongoing. And Bill will continue to cooperate with law enforcement,” Krasnoff told reporters.

A FWC spokesperson told The Post Alonso’s boat has been transported to an FWC evidence compound. 

No charges have been filed against Alonso at this point as the investigation is ongoing.

Adler was retrieved by the boat she had been wakeboarding from and her friends on board called for help, but she could not be saved.

“You were taken from us way too soon, and the world has been robbed of all the things you could have achieved,” grieving father Matthew Adler wrote in  an emotional letter that was read at the dancer’s packed funeral on Monday.

“But you will always be here with us and your friends and family will carry your energy and spirit forever.”

Palm Beach just saw a new lakefront price record set with the $152 million sale of Tarpon Island — the town’s only private island — and its newly renovated-and-expanded mega-mansion . The sale price was reported May 17 in the multiple listing service for the property addressed as 10 Tarpon Isle. 

The buyer’s identity has not yet been confirmed by the Palm Beach Daily News, and a deed has not yet been recorded for the transaction at the Palm Beach County Courthouse. But the buyer appears to have already taken occupancy of the estate, according to people familiar with the neighborhood.

Affording panoramic views of the Intracoastal Waterway, the artificial island in the Estate Section measures about 2.3 acres with a combined 1,163 feet of waterfront on all four sides. 

The property was priced at $187.5 million when it sold. It holds the record as the most expensive Palm Beach house ever marketed in the MLS.

The Palm Beach Daily News is the first media outlet to report the sale.

With 11 bedrooms, the two-story mansion has 28,618 total square feet of living space, inside and out. The long list of amenities includes one of the town’s only lighted tennis court and two swimming pools, one of which stretches 98 feet along the lakefront with a whirlpool spa and a “cold plunge” pool. 

Developer Todd Michael Glaser spearheaded the overhaul of the estate —through his eponymous Miami Beach-based real estate company — and led the investment group that just sold the property.

Glaser previously told the Palm Beach Daily News that a confidentiality agreement prevents him and others involved in the sale from discussing the transaction or the buyer. 

Bridge connects Palm Beach's Tarpon Island to the rest of town

But Glaser had previously told the Palm Beach Daily News that Tarpon Island’s location is like no other: “It has its own bridge. How many houses in Palm Beach have a bridge? None,” Glaser said in a December article about the house. 

That picturesque bridge connects the island to the rest of Palm Beach’s Estate Section. The island also is accessible by boat.

Tarpon Island already held the record for the priciest Palm Beach lakefront property ever sold, a distinction it earned when Glaser and his investors bought it for $85 million in the summer of 2021 from its longtime owners, private investor William Toll and his wife, Eileen. 

The reported price of the just-closed sale fell short of Palm Beach's two priciest residential real estate deals, which both closed last year — an off-market sale reported at $170 million for an oceanfront estate at 589 N. County Road; and a private transaction recorded at $155 million for the estate of the late Rush Limbaugh at 1495 N. Ocean Blvd. The deal on North County Road was structured so that the sale price was never documented at the courthouse.

The renovation on Tarpon Island more than doubled the size of the 1930s-era Bermudian-style house on the east side of the property. The project turned that house into a guesthouse with an ultra-luxury fitness-and-beauty area. A new, much-larger addition with the main living areas was built onto the original house in a similar architectural style. The main residence has an expansive living area and a loggia with a fireplace, summer kitchen and bar facing the pool, the well-equipped dock and the water. 

Miami investors on seller's side of Tarpon Island project in Palm Beach

Among the estate’s other features are a five-car garage and an extensive front motor court for parking. Other amenities include a paneled library/office and an entertainment room with a fireplace, wine storage, billiards area and movie lounge. Upstairs, the primary bedroom has two oversize marble-appointed bathrooms, while a separate wing houses guest bedrooms to supplement the VIP suites in the guesthouse.

Glaser’s investors included Jonathan Fryd of Fryd Properties in Miami and developer Scott Robins of Scott Robins Cos. in Miami Beach. Fryd and Robins have invested in other Glaser-controlled projects in Palm Beach and Miami-Dade County, where the developer built his career before turning his attention to buying, building, renovating and selling homes in Palm Beach over the past several years.

There may have been other investors as well, but if so, Glaser has never identified them to the Palm Beach Daily News. 

Real estate agents Suzanne Frisbie of the Corcoran Group and Chris Leavitt of Douglas Elliman Real Estate held the listing. Broker Christian Angle of Christian Angle Real Estate also was involved on the sellers’ side. Frisbie, Leavitt and Angle declined to comment.

Agent Margit Brandt of Premier Estate Properties represented the buyer, the MLS shows. She also declined to comment.

The property had been under contract since the end of March, according to the MLS.

Because no deed for the sale has yet been recorded by the Palm Beach County Clerk’s office, it's unclear if the price to be documented at the courthouse will match the one reported in the MLS.

Palm Beach's Tarpon Island had undergone several price-tag changes

The estate had carried its asking price of $187.5 million since November. But that price was down sharply from the $218 million price tag attached to the property while it was being built. The property was relisted at the lower price during the final stages of construction. 

The estate first entered the market in October 2021 — during the height of Palm Beach’s pandemic-induced real estate boom — with a $125 million price tag that included only the land and renovation plans for the original house. At that time the property also was listed at a pre-construction price of $210 million, which would have included the renovated house, before hitting the high of $218 million.

With a second pool and dock, the repurposed guesthouse’s extensive spa area offers a sauna and steam room, a hair-styling salon and staff quarters. The guesthouse nearly abuts the east property line, "so when you are in the gym, you feel like you are on a yacht," Glaser said previously. 

A focal point of the addition to the west is an octagonal room, rising two stories, that overlooks the tennis court on the far west side of the property. The room can be used for formal dining or as a tennis-viewing pavilion.

Tarpon Island looks down the waterway toward Trump's Mar-a-Lago in Palm Beach

Windows, patios, loggias, terraces and the dock on the south side of the house afford views straight down the Intracoastal Waterway for a little more than a mile to the Southern Boulevard Bridge, past former President Donald Trump’s Mar-a-Lago Club. The views also include houses on Everglades Island to the west and in Palm Beach’s Estate Section to the east. 

Architect Roger Janssen of Dailey Janssen Architects drew up the plans for the Tarpon Island project. Christopher Cawley Landscape Architecture designed the grounds. The interior finishes were chosen by Glaser's wife, interior decorator Kim Glaser.

In the $170-million all-time record-setting sale on North County Road, car dealer Michael Cantanucci and his wife, Kimberly, bought the property from coffee mogul Robert Stiller and his wife, Christine. Angle represented the Cantanuccis, negotiating opposite broker Lawrence Moens of Lawrence A. Moens Associates.

The Palm Beach Daily News was unable to confirm if any agents were involved in the $155 million sale of 1495 N. Ocean Blvd.

When Tarpon Island last changed hands in July 2021, the house there had five bedrooms and 12,321 square feet, property records show. The lead agents in that sale were Frisbie, acting for Glaser's group, and agent Jim McCann of Premier Estate Properties, who represented the Tolls. The Tolls had paid a recorded $7.6 million for Tarpon Island in 1998, property records show.

Tarpon Island developer's primary home is in Palm Beach

“This is the most exciting piece of real estate I’ve ever bought and will be able to develop, other than the (historic) Carl Fisher estate in Miami Beach, which I bought in 2005,” Todd Glaser told the Palm Beach Daily News when his group bought Tarpon Island.

Glaser has bought and sold a number of houses in Palm Beach since 2017 — some he renovated and others he built on speculation, often with financing from investors. He and his wife own a landmarked house they renovated in the Estate Section at 125 El Vedado Road , which they have homesteaded as their primary residence in the latest tax rolls. He recently sold a Palm Beach office building that he had used as his family office at 125 Bradley Place.

Glaser made national headlines in 2021 when he bought and razed the former Palm Beach home of the late sex offender and disgraced financier Jeffrey Epstein. That same year, he sold that Estate Section lot vacant for a recorded $25.85 million . A new house is nearing completion on the property, which can easily be seen from Tarpon Island. 

The original house on Tarpon Island was completed in December 1939, according to architectural historian Augustus Mayhew. Tarpon Island itself was created by dredging crews in the 1930s. 

Before Glaser broke ground at 10 Tarpon Isle, Frisbie described the project as his “next masterpiece” and said it was “artfully conceived and beautifully embraces Tarpon Island’s iconic history. How often do we get to say ‘once in a lifetime’ and ‘one of a kind’ in the same sentence? This is it.”

UPDATE: Man found floating along Washington waterfront boat dock identified

WASHINGTON, N.C. (WITN) - An Eastern Carolina police department has identified a body that was found floating near a dock Monday morning.

The City of Washington Director of Police and Fire Services for Stacy Drakeford confirmed to WITN that Gary Upton Jr., 54, was the man found along the Washington Waterfront Docks.

Drakeford says officers and fire crews were called around 6:30 a.m. to the city boat docks. WITN is told Upton was pronounced dead at the scene.

Tom Marchisello, a dockmaster at Washington Waterfront Docks, says police and fire crews pulled the man’s body from the water around 8:30 a.m.

“His boat is the blue sailboat, blue hull sailboat there, and he had a dingy on board. Now we have not found the dingy, but the body they found,” explained Marchisello. ‘They’re still looking for the dingy, and they’re trying to find out exactly what happened.”

Officials say foul play is not suspected.
